Your home is getting views. So why isn’t it getting showings?

Online attention is a good thing—but views alone don’t sell a home.

When buyers are seeing a property online but consistently choosing not to schedule a showing, that tells us something.

Maybe the price doesn’t align with what they’re seeing.
Maybe competing homes are offering more.
Maybe the photos or presentation aren’t creating enough urgency.
Maybe today’s monthly payment has pushed that buyer into a different price range.

The important part is knowing where the disconnect is.

And the same applies further down the line:
Views but no showings = one conversation.
Showings but no second looks = another.
Plenty of activity but no offers = another.

In this market, we shouldn’t be guessing what a listing needs. We should be reading the signals buyers are already giving us and adjusting accordingly.

Attention is great.
Conversion is what matters.

GA 400 is changing — and for Forsyth County commuters, this is one project worth watching.

Georgia DOT’s GA 400 Express Lanes project will add approximately 16 miles of optional, dynamically priced express lanes, stretching from the North Springs MARTA area to just north of McFarland Parkway.

For those traveling between Forsyth County and Atlanta, the goal is a more reliable option when traffic backs up — but getting there will mean years of construction and changing traffic patterns along the corridor.

Here’s what’s ahead:

• Optional express lanes alongside the existing general-purpose lanes
• Toll pricing that changes based on traffic conditions
• Major construction around McGinnis Ferry Road + McFarland Parkway
• Express lanes anticipated to open in 2031

This isn’t just a road project. GA 400 is one of the most important connections between North Georgia and metro Atlanta, and changes this significant can influence everything from daily commutes and development patterns to where people choose to live.

Would you pay to use the express lanes if it meant a faster, more predictable commute?

North Georgia isn’t slowing down — and this week, we’re watching what’s being built next. ☕️

From another $2 million moving the Ronald Reagan Boulevard extension forward in Forsyth County, to new commercial building standards being considered in White County, a $26 million transportation package around McEver Road + UNG, and a 196-home luxury riverfront community nearing its opening window in Dawsonville — growth continues to shape our corner of Georgia.

And there’s more brewing. 👀 We’re keeping an eye on infrastructure improvements at SR 53 + Lumpkin Campground Road tied to future private development, movement at Dawson County’s Business Innovation Park, and the next round of Forsyth County development proposals.

Plus: September’s North Georgia Market Pulse, a fall home-maintenance reminder, and Thyme to Cater, a European-inspired bistro + catering concept expected to open this month in South Hall. 🥐☕️

This is your North Georgia Morning Brew — the stories shaping home, land & life.

A major Forsyth County road project is moving another step forward. 🚧

The Post Road widening project has officially reached the contractor-bid stage, with bids due October 15. Current plans call for widening Post Road between Atlanta Road and Kelly Mill Road to four lanes, along with a raised median, multiuse path, sidewalk, drainage improvements and signal work.

Why does this matter beyond traffic? Infrastructure projects like this can change how properties are accessed, how traffic moves through an area and how homes and businesses along a corridor are positioned as the area continues to grow.

One important distinction: construction has not started yet. A construction contract still needs to be awarded, and a start date has not been announced.

Forsyth County continues to grow—and we’ll continue keeping an eye on the projects that could impact where we live, work and invest.

Cu***ng has more claims to fame than most people realize.

From an 1891 seed planter patented by a local inventor, to technology tied to modern card payments, payphones, Coca-Cola beverage dispensers, and even a gummy bear design — there’s a surprising amount of innovation connected to this little corner of North Georgia.

Then add in names like Zac Brown, Rachael Kirkconnell, and Dylan Fairchild, and the story gets even better.

Cu***ng may be known today for growth, schools, Lake Lanier, and real estate — but its roots include inventors, entertainers, athletes, and ideas that reached far beyond Forsyth County.

Swipe through for a few of our favorite Cu***ng claims to fame.

Which one surprised you most?

With Hurricane Isaias moving toward Georgia, now is the time to get a few things handled before the weather moves in tonight. 🌧️🏡

Governor Kemp has declared a State of Emergency for all 159 Georgia counties, allowing emergency teams and resources to be activated ahead of potential impacts. Here in North Georgia, our biggest concerns are strong winds, heavy rain, downed trees and power lines, possible outages, and the potential for severe weather overnight.

A few things to do before tonight:

• Secure patio furniture, umbrellas, grills, décor and anything else that could become airborne.
• Charge phones, power banks, flashlights and other devices.
• Have medications, pet supplies, water and easy-to-prepare food accessible.
• Move vehicles away from large trees and limbs when possible.
• Make sure you have multiple ways to receive weather alerts—especially while you’re sleeping.
• Never attempt to drive through a flooded roadway.

And one homeowners often don’t think about: take a quick photo or video of your home before the storm. Walk around the exterior and do a quick interior walkthrough to document its current condition. Keep your homeowners insurance information somewhere easy to access, too. If damage does occur, you’ll be glad you have that record.

A little preparation now can make a big difference later. Stay weather-aware and stay safe, North Georgia. 🤍

Buying land isn’t always about what you can build today. Sometimes it’s about what you can create for the next generation.

A homesite. Room to grow. A place for your children to come back to. Something tangible that can be improved, built on, divided, passed down, or simply held while the area around it changes.

In North Georgia, land is becoming harder to find in the places people actually want to be. Thinking ahead now can create options later.

At Willow Bend Properties, we help buyers look beyond the acreage and understand the bigger picture — location, access, utilities, zoning, buildability, future use, and long-term value.

Buy the land. Build the legacy.
