Turnkey doesn’t always mean better value. Sometimes it means you’re financing someone else’s finished project, and the convenience premium can quietly erode your cash flow.
Illustrative Puget Sound example:
A move-in-ready rental sells for $650,000. A comparable value-add property a few streets away sells for $575,000. If both produce similar rent and operating income, the $75,000 premium buys convenience, not necessarily superior long-term performance.
With 20% down, that premium adds roughly $60,000 to the loan balance. At a hypothetical 7.5% DSCR refinance rate over 30 years, that’s about $420 more in monthly principal and interest. If annual NOI is $48,000, the premium can move estimated DSCR from about 1.24x to 1.10x: before considering repairs, taxes, insurance, or vacancy.
That doesn’t make turnkey wrong. Paying the premium can be smart when you value predictable operations, have limited time, or want to avoid project risk. The key is knowing exactly what the convenience costs.
For investors comfortable creating value, Intrust Funding’s Rehab Loan can cover acquisition and renovations with 15–20% down at 12% annual interest. We offer 48-hour funding, in-house underwriting, no income verification, and no appraisal or inspection requirements. Once stabilized, a DSCR refinance may provide the long-term exit.
The takeaway: compare the premium against the cash flow you’re giving up, not just the renovation work you’re avoiding.
