So we went sconces instead, every fixture picked mid-century era, circular, globe, same tone all the way through

Oakland prices down 3.3%. Rents up 5%. 📉📈

That’s the combo I’m hunting right now. Two markets on the entire list have prices dipping while rents climb. Everyone else is paying more for the house AND charging less for rent. That math doesn’t work.

Here’s the rule. Find a market where you can buy on the dip but the rent growth is already moving. That’s cash flow with upside. Equity grows when prices recover. Rent grows while you wait.

Seattle is doing it too. Demand is soft, rents are flying. I think we hit 2 to 3% rent growth in the next 12 months.

Most investors are sitting on cash waiting for a signal. This is the signal.

$850K three years ago. $500K today 📉

Same street. Same Seattle neighborhood. Columbia City, 6,600 sqft lot.

The builder two doors down paid $850K in 2022. This week, the highest offer my team could pull was $500K.

That’s not the market crashing. That’s debt cost destroying builder margins.

Here’s where my head went. At $500K for a core infill lot that supports 4 to 6 units, we’re land banking. Dirt goes up and down.

The numbers hit on the long play.

The deal that looks broken today is the 1031 setup for 2027.

Even better? I got to do it with my high school friend 30 years of friendship and we’re finally flipping houses together. Wild.
