2. 隐藏费用
被拍卖房屋都有一个通病,就是前任屋主已经无法或拒绝偿还贷款,结果也一并拖欠了大笔的水电费、管理费、排污费、地税及门牌税等等。拍卖公告会注明申请拍卖方会承担的费用,有时也会设上限,其余的必须由购买方自行承担。事先了解拖欠的款项才可以更好的安排资金。
3. 产权调查
对于有个别地契或分层地契的房产,应当进行土地检查,查看地契的条款限制等,也能查询是否有第三方冻结令,避免影响之后的转名手续。
4. 实地考察

5. 付款期限

The Proclamation of Sale will indicate which fees the assignee/plaintiff (usually the bank) will cover, sometimes with a cap, while the rest must be borne by the purchaser. Understanding outstanding amounts in advance helps you better arrange your funds.
3. Title Search
For properties with individual or strata titles, a land search should be conducted to check for any restrictive covenants and to see if there are any third-party caveats that might affect the transfer of ownership later.
4. Property Inspection

5. Payment Deadline

Typically, the balance purchase money must be paid within 90 or 120 days from the auction date, with no extensions allowed without prior approval. If you need to secure a bank loan, make arrangements in advance. Failure to pay the balance within the deadline, even due to incomplete bank loan procedures, will result in the forfeiture of your 10% deposit.
