Most people have never heard the word caveat until they urgently need one, or find out someone has lodged one against their property.

A caveat is a legal notice placed on a property title that tells the world someone other than the owner has an interest in the property.

It effectively prevents the property from being sold or transferred until the interest is resolved.

They're used in disputes, lending arrangements, and sometimes family situations.

Known defects
Boundary disputes
Unapproved building work
Flood or contamination history

If you know about it, you need to disclose it.

Failing to do so can lead to the buyer rescinding the contract or pursuing compensation after settlement. We make sure our sellers understand exactly what needs to be disclosed and how to handle it properly.

The certificate confirms your pool fence and gate comply with current safety standards. If it doesn't pass, you'll need to get the work done before you can settle.

It's called mortgage portability, and it lets you move your existing home loan to a new property without refinancing.

Same rate, same terms, different address. But not all lenders offer it, and there are conditions around timing, property value, and your financial position.

Worth checking with your mortgage broker if this is a question you want answered.
