Still Think Property Management Is Just Collecting Rent?🐰

If you’re going to be a Property Manager, you quickly learn two things:
👉Expect the unexpected.
👉Be brave… even when you really, REALLY don’t want to be.

Recently, we attended a beautiful farmhouse to check over a new listing and complete a rental appraisal. Everything was going well… until we discovered a rabbit casually enjoying the freedom of the newly renovated house.

As the Property Manager, we had two options:
🚪 Close the door, walk away and pretend we saw nothing.
OR…
😬 Face our fears, find whatever we could use and attempt to relocate our unexpected tenant back outside.

We chose option two.

After some strategic planning, questionable rabbit-catching techniques and probably more cardio than expected… mission successful. Rabbit safely relocated. Freshly painted walls still intact. Property Manager slightly traumatised. ✅

Just another reminder that our job goes far beyond collecting rent.

Some days we’re managing investments.
Some days we’re managing maintenance.
Some days we’re managing legislation, people and problems.
And apparently… some days we’re catching rabbits. 🐰

🌷The bittersweet side of Property Management

This month, we’ve said goodbye to a number of Steph’s long term clients as they sell their investment properties and move into the next chapter of their lives. Some of these relationships have spanned more than a decade, which makes closing that final chapter a little bittersweet.

Ultimately, this is what property investment is all about, helping our clients build towards their long-term goals and we love seeing them reach that milestone, but after being part of their journey for so many years, saying goodbye is never quite as simple as closing a management.

Because after 10+ years, you're not just managing a property, you've spent years talking every week, you've navigated great tenants and difficult tenancies, renovations, repairs, rent increases, market changes and unexpected problems, you've celebrated the wins and worked through the stressful moments together.

Eventually, you know about their families, you know when they're travelling, when they're becoming grandparents, when life has thrown them a curveball and when they're finally ready to retire or make their next move.

And then one day, the property sells.

And after more than a decade of having a reason to speak almost every week, suddenly there isn't one anymore.

That's the bittersweet part.

We are genuinely excited to see our clients reach the point where they can sell an investment and enjoy the next chapter they've worked so hard towards.

But we'd be lying if we said there wasn't a little sadness in saying goodbye to relationships that have been part of our working lives for so many years.

To Sharon & Colin, we wish you both nothing but the very best for whatever comes next. Thank you for your loyalty, your trust, your incredibly kind words and the beautiful gifts.

But most importantly, thank you for allowing Steph to be part of your investment journey for more than a decade.

Properties eventually sell. Managements eventually end. But some client relationships leave a mark long after the keys are handed over.
