PROPERTY MANAGEMENT = PROJECT MANAGEMENT… ESPECIALLY ON A FRIDAY!

Property Management can involve a whole lot of project management, problem solving, quick decisions and completely unplanned events.

Here’s a little glimpse into our Friday…

Today, we had new tenants relocating from Sydney. Removal trucks in tow, everything packed up and excited to move into their new home.

Our cleaners attended first thing this morning to complete the final clean…
📞 Then the 8:00am phone call came.
“Steph… the ceiling has collapsed.” Not exactly how anyone planned to start moving day.

As the Property Manager, two horrible phone calls are made.

1️⃣ Call the Landlord and explain that we suddenly had a major situation on our hands.

2️⃣ Call an excited family, already relocating to Dubbo, and tell them they couldn’t move into their new home today.

And from there… the project management begins.

⚡ Electricians onsite making everything safe.
🔨 Carpenter onsite helping with the clean-up and assessing what needs to happen next.
🧹 Cleaners working
🏠 Landlords onsite coordinating and getting stuck in.
📱 Tenants being kept updated while alternative plans are worked through.
🤝 Everyone working together to get the property safe and back on track as quickly as possible.

This is the side of Property Management people don’t always see.

There isn’t always a checklist for what happens next. Sometimes it’s about staying calm, communicating with everyone involved, coordinating multiple people at once and finding solutions when the completely unexpected happens.

Some days, it’s managing projects, people, trades, expectations, emergencies and solutions, all before you’ve finished your morning coffee. ☕And on a Friday? Of course it is.

This is one of the most common things tenants get confused about, so let’s break it down.

When you move into a rental property, you’re generally asked to pay 2 weeks rent in advance.

A common misconception is that this money sits somewhere as an extra deposit and is returned to you at the end of the tenancy.

It doesn’t.

Your 2 weeks in advance is simply your first 2 weeks of rent, paid upfront.

For example:

🔑 Your tenancy starts on 1 September
💰 You pay 2 weeks rent in advance
📅 That payment covers your rent from 1 September to 14 September

As your tenancy continues, you keep making rent payments to ensure your rent remains paid in advance and never falls behind.

Your rental bond is completely separate. The bond is lodged with NSW Fair Trading/Rental Bonds Online and is dealt with at the end of the tenancy.

So remember:

Bond = security held for the tenancy
Rent in advance = rent for the property you are about to occupy

Understanding your rent ledger and payment dates from day one makes managing your tenancy much easier.
