RURAL OPPORTUNITY JUST MINUTES FROM DUBBO
Set on 2.96 hectares (7.31 acres) and only 8.3km from the Dubbo C*D, 17 Burraway Street presents a rare chance to secure a semi-rural lifestyle with space, character, and potential. Whether you're seeking a renovation project, a home base with room to expand, or a quiet block to redevelop (STCA), this property is packed with possibility.

The original 3-bedroom cottage, while needing significant work, still features a verandah, wood fire, reverse cycle air conditioning, and classic timber details. Outside, the block is divided into three paddocks with a house yard, dam, bird enclosures, chook pen, mature native trees, and dual rainwater tanks. Additional improvements include a timber-framed shed, a garden shed, ramshackle workshop, and brick BBQ area.

The main entrance is off the Burraway Street Cul-de-sac, whilst 88m frontage to Dubbo Street provides a secondary rear access, completing this unique offering.

If you're looking to buy a home, a variable-rate home loan might offer the flexibility you need. Unlike fixed-rate loans, where your interest rate is locked in for a set period (usually 1 to 5 years), a variable rate fluctuates with the market. This means your interest rate and your repayments can go up or down over time.

On the flip side, locking in a fixed rate can offer peace of mind with predictable repayments, even if the starting rate is slightly higher. Buyers interested in variable rates should assess their risk tolerance and ensure they have a buffer in place to comfortably meet potentially rising costs. Chat with us today to find out which loan structure best suits your property goals!

Affordability is becoming one of the strongest forces shaping Australia’s property market in 2026.

According to the latest Cotality Australia data, lower-priced homes and units have generally held up better than higher-value properties as buyers become more selective and borrowing capacity remains under pressure.

For buyers, that means focusing on value, manageable repayments and ongoing costs. For sellers, it means understanding where your property sits within the local market and who can realistically afford it.

Designed a little differently, and that’s exactly what makes this one stand out ✨

Set across approximately 2.5 acres, this architecturally designed and custom-built home centres around its pool and entertaining spaces, with all five bedrooms positioned for easy access to the outdoor area.

The result is a home that feels more like a private resort, with indoor and outdoor living closely connected throughout.

The cash rate has increased to 4.60%, just as the spring property market gets underway.

With softer property values, more listings and longer selling times, buyers, sellers and investors may need to take a more considered approach this spring.

RBA increases the official cash rate to 4.60% 📈

The Reserve Bank of Australia has increased the cash rate by 25 basis points to 4.60% at its September meeting, as it continues to respond to elevated inflation and changing economic conditions.

The RBA noted that some upside risks to inflation are materialising, with higher global energy prices, ongoing cost and capacity pressures, and recent inflation outcomes in Australia stronger than expected. While economic growth is showing signs of slowing, the RBA says inflation remains too high and further tightening was warranted to support its return to target.

For homeowners, buyers and investors, changes to the cash rate can flow through to home loan interest rates, repayments and borrowing capacity.

If you haven't reviewed your loan recently, it could be worth understanding how the latest rate change may affect your position.

Why are more investors looking at regional commercial property in Australia?

As commercial property prices rise across Sydney, Melbourne and Brisbane, regional markets are attracting interest from investors seeking more accessible entry points, rental income and opportunities to diversify beyond Australia's capital cities.

Regional commercial property can offer lower acquisition costs, less competition and rental yields that compare favourably with some metropolitan assets. Growing regional economies are also being supported by population growth, infrastructure investment and expanding healthcare, education, logistics and transport sectors.

But identifying a commercial property investment involves more than comparing purchase prices and yields. Understanding the location, asset type, lease structure, due diligence requirements and potential risks remains critical.

Want to explore the opportunities beyond the capital cities? Read the full article and download your free Elders Commercial Property Buyer's Guide for practical insights, checklists and guidance for commercial property investors👇
