Inherited a California home? Don’t assume the old property-tax bill automatically continues.

The home’s market value and its taxable value are two different questions.

Before deciding whether to keep, rent or sell an inherited property, a family may need to understand:

* Existing assessed value
* Whether reassessment may occur
* Occupancy requirements that could affect an exclusion
* Carrying costs while the estate decides
* The condition and preparation the property may require

keep hearing a reasonable question from Silicon Valley homeowners:

“Should I wait until mortgage rates come down before I sell?”

Maybe—but the decision deserves more analysis than that.

Rates barely changed this week, while more homes entered the national market and fewer went under contract. Here in Santa Clara County, values remain strong, but buyers have become more selective.

Instead of trying to predict rates, start with the numbers you can evaluate:

* What could your home realistically sell for today?
* What would you likely walk away with?
* What preparation would actually help?
* What would your next housing move cost?
* What happens financially if you wait?

Selling now isn’t automatically right. Waiting isn’t automatically right either.

Silicon Valley home values remain strong, but I’m seeing an important distinction:

A valuable house can still become an unsuccessful listing.

Santa Clara County’s median single-family price reached $1.95 million in July, yet pending sales declined and homes took longer to sell. New national analysis also identified San Jose as a market where more frustrated sellers are withdrawing their listings.

The first two weeks should not be used to test the highest price you can imagine.

They should be used to:

* Capture the strongest available buyers
* Establish value against today’s competition
* Create urgency
* Protect your negotiating leverage

If your home doesn’t sell, the market doesn’t reimburse you for the inconvenience, preparation or lost time.

The opening strategy matters.

I see sellers make the same mistake over and over — spending thousands preparing a house before anyone has determined whether those improvements will actually affect the sale.

Sometimes new flooring makes sense. Sometimes the existing hardwood should stay. Sometimes paint and cleanup deliver far more value than a remodel.

I use a simple approach before recommending flooring: KEEP → CLEAN → REPAIR/REFINISH → REPLACE.

two homes can be only a few streets apart and have completely different selling results.

That’s exactly what recent sales are showing.

One property sells over asking.

Another takes longer and sells below asking.

That’s why I don’t believe a homeowner should make a $20,000 flooring, kitchen or preparation decision based on a generic headline about “the San Jose market.”

Buyers aren’t buying the average house.

They’re buying your house.

homeowners: what’s the one project you think you’d have to complete before putting your house on the market?

I’ve been talking with homeowners about this because I think sellers sometimes start in the wrong place.

The question isn’t:

“What could we improve?”

Almost every house has something we could improve.

The better question is:

“Which improvement is actually likely to matter to this home’s buyer?”

That could be flooring. It could be paint or landscaping. It could simply be cleaning and presentation.

And occasionally my recommendation is to leave something alone and let the next owner make the decision.
