Condos in our area don’t see a lot of F***y May, and Freddie Mac loans but still need HOA docs ordered right away! The one issue I see with our condo deals is the lender underwriter not ordering these docs early! Make sure your lender is doing it on day one of the contract.

On May 19, 2026, the Santa Clara City Council adopted the El Camino Real (ECR) Specific Plan, marking a major milestone for one of the City’s most important and historical regional corridors.

The adopted Plan creates a long-term vision for approximately 250 acres along El Camino Real, from Pratt Place to the Santa Clara/Sunnyvale city limits, supporting a more walkable, tree-lined, transit-oriented corridor with a mix of housing, retail, public improvements, and up to 4,390 new residential units. The ECR Specific Plan provides streamlined development review, objective design standards, and greater certainty in the entitlement process to support economic development.

City staff refined the ECR Specific Plan through additional community engagement, coordination, and environmental review.

Thank you to the City Council, Technical Advisory Committee, Community Advisory Committee, City staff, project partners, and consultants who dedicated their time and expertise throughout this multi-year planning process.
