A new door to Philly homeownership is opening. 🏠

One Philly Mortgage is coming as part of Mayor Cherelle Parker’s H.O.M.E. Initiative. It’s designed for low- and moderate-income first-time homebuyers, with the City partnering with local lenders to help lower monthly payments. A portion of the interest will be paid with public funds, and borrowers will not pay mortgage insurance.

It will also include pre- and post-purchase counseling through City-funded housing counseling agencies.

Important: One Philly Mortgage is not open for applications yet. The guidelines and application process are still being finalized. So for now, get informed and get ready, no gatekeeping.

One Philly Front Door is live today: housing-front-door.phila.gov

Use this eligibility tool to see which Philadelphia housing programs you may qualify for. While you wait, ask about Philly First Home, which may provide up to $10,000 toward closing costs for eligible buyers and may be combined with other assistance, depending on program rules.

The City of Philadelphia’s Turn the Key program : part of Mayor Cherelle Parker’s H.O.M.E. Initiative : may provide income-eligible first-time buyers with:

💰 Up to $75,000 in mortgage buydown assistance
💰 Plus the $10,000 Philly First Home grant toward closing costs

That’s up to $85,000 in total assistance for newly constructed homes built on vacant city-owned land.

To qualify, you must generally:

✅ Be a first-time buyer : never owned a home, or not within the last 3 years
✅ Have a gross household income at or below 100% of Area Median Income : $85,900 for a 1-person household, with limits increasing by family size
✅ Complete PHDC-approved one-on-one homeownership counseling before signing an agreement of sale

Homes are being built across Philly, including Brewerytown, Germantown, Strawberry Mansion, Nicetown-Tioga, East Kensington, Point Breeze, Carroll Park, and more. Some neighborhoods have already sold out, so don’t wait to learn the process.
