🏡📊 FLORIDA’S HOUSING MARKET IS SHOWING NEW MOMENTUM

The latest Q2 2026 housing numbers are giving buyers and sellers something to watch. Florida’s market showed increased sales activity during the second quarter, signaling a market that continues to adjust and find its footing.

For single-family homes, Florida recorded approximately 75,080 closed sales in Q2, up 4.1% year over year, while the statewide median sale price reached approximately $425,000, a 2.4% increase. Condo and townhome activity was even stronger, with roughly 27,100 sales, up about 9% from a year earlier, while the median price remained around $310,000.

What does that mean for homeowners and future buyers? Opportunity looks different depending on the property type, price point and neighborhood. Inventory has returned in many areas, giving some buyers more choices and negotiating power, while well-positioned homes can still attract serious attention.

And as conversations surrounding Florida property taxes and housing affordability continue, understanding the complete cost of homeownership—not simply the purchase price—remains increasingly important.

🏙️✨ MORE BIG MOVES FOR DOWNTOWN JACKSONVILLE! ✨🏙️

Downtown Jacksonville’s historic core continues to attract investment. Becovic Management Group has purchased 11 East Apartments and The Carling Apartments, two prominent historic residential buildings on the Northbank. The sale closed on August 14, 2026, according to Vestcor.

🏢 11 East, located at 11 E. Forsyth Street, is a 17-story building dating to 1926, while The Carling, at 31 W. Adams Street, is a 15-story former hotel built in 1925–26. Both historic properties were previously restored and converted into apartments by Vestcor.

What makes this especially interesting is Becovic’s growing footprint in Downtown Jacksonville. The company also owns The Residences at Barnett and recently acquired the historic Laura Street Trio, where plans include residential, hospitality, food-and-beverage and other potential uses.
