All across the county, buyer activity is holding strong while inventory inches up across the board.

📍 Fleming Island saw a small dip in new listings again, but pricing remains steady with a $587K median.

📍 Green Cove Springs had some outlier sales that pulled numbers down, but buyer interest is still there with 43 homes under contract.

📍 Middleburg led the way in homes going under contract—68 last week alone. Serious buyers are still moving fast.

📍 Orange Park? Hottest contract activity in the county with 100 homes under contract and still holding strong on pricing.

Clay County Market Update 📊

🏡 Fleming Island held steady in sales but saw a dip in new listings. That slight slowdown in inventory might explain why homes moved faster and prices ticked up.

🌳 Green Cove Springs is seeing consistent contract activity, but closed sales dropped to just 2. With 187 homes still active, buyers have options and time on their side.

🌲 Middleburg continues to dominate the under-contract count with 75 pending and 7 sold. Homes are going under quickly here — just a 21-day median!

🌅 Orange Park had the highest number of homes go under contract and one of the highest inventories, but list-to-sold price ratio is noticeably lower. Sellers may need to price more competitively to move their homes.

These numbers reflect resale homes only (excluding new construction) and give a great pulse on how buyers and sellers are negotiating this summer market.

Here’s what stood out this week ⬇️

➡️ Fleming Island
Sales volume held steady, but days on market ticked up due to a few long-listed homes finally selling.
Most of the market is still moving within a typical timeframe — but buyer selectiveness is increasing.

➡️ Green Cove Springs
Sales volume stayed the same, but median price jumped significantly — up over $130K.
That’s tied more to what sold (higher-end inventory) than a pricing surge across the board.

➡️ Middleburg
Slight uptick in activity and inventory.
List-to-sold price dipped again, now just above 93%, showing buyers have more room to negotiate.

➡️ Orange Park
Still leading Clay County in both inventory and sales.
We saw fewer closings than the week before, but the median sales price rose $45K — another sign that well-positioned homes are still winning.
