Itā€™s one of the biggest questions Iā€™m hearing from buyers and sellers in Maryville, Knoxville, and across East Tennessee right now.

Hereā€™s the thingā€”waiting for the ā€œperfectā€ interest rate isnā€™t always the best way to decide when to move.

Your decision should also depend on your monthly payment, home prices, available inventory, your equity if youā€™re selling, and most importantlyā€”whatā€™s happening in your life.

People are still moving. Theyā€™re relocating to East Tennessee, upsizing, downsizing, buying their first homes and selling homes that no longer fit their needs.

And if rates eventually drop? Refinancing may be an option. But the house you wantā€”and todayā€™s priceā€”isnā€™t guaranteed to still be there.

So should YOU buy, sell or wait?

That answer is different for everyone. Iā€™d rather sit down, look at the numbers and help you figure out what makes sense for youā€”without the pressure.

We followed a line of cars out into the countryside and ended up at Smokin Fā€™s BBQ ā€” and let me tell you, it was worth every minute.

Waited about 40 minutes to order, grabbed some seriously good BBQ, and then just sat back and soaked it all inā€¦ country music playing, wide open views, and yesā€¦ Highland cows hanging out šŸ®
