Florida's first recorded deed turns 205 today.

On September 13, 1821, a clerk at the Governor's House in St. Augustine recorded the first deed in the new U.S. territory of Florida. José María Ugarte sold a piece of St. Augustine to Francisco Reyes for $600, witnessed and notarized. The St. Johns County Clerk's Office says some of the legal language in that document still shows up in deeds recorded today.

St. Johns County back then ran from the Suwannee River to Key West. One clerk's office for all of it.

So here's a question we get a lot: if Florida has 205 years of property records, how far back does a title search go?

About thirty years. There's a statute that explains why.
