Yesterday at Rocket’s Mental Health Summit, something really stuck with me.

Hearing Dan Gilbert talk openly about his stroke, losing his son, the end of his marriage, and just how fast life can humble any of us no matter how successful we become was a reminder that everybody is carrying something.

And honestly, I think people are exhausted right now.

The market is tough. Business is tough. Relationships are tough. A lot of people are smiling on social media while privately trying to keep things together behind the scenes.

This season has forced me to do a lot of reflecting myself and honestly pushed me back to my roots and why I got into this industry in the first place.

For me, it was never just about mortgages.

It was about helping people through major life moments. Helping families navigate uncertainty. Helping my Realtor partners create more conversations, opportunities, and confidence in a market where everybody is fighting for attention right now.

That’s why “Help Everyone Home” means so much to me.

Because home isn’t just four walls and a roof.

Home is stability.
Home is peace.
Home is hope.
Home is having somebody in your corner when life feels uncertain.

And I think the world needs more of that right now.

More compassion.
More listening.
More grace.
More people willing to serve instead of just take.

I refuse to let difficult seasons harden me or make me cynical. I want to grow through this season, lead better, serve better, and become the man God is calling me to be while helping others do the same.

Quick rate update…

Yesterday bonds came out of the gate looking strong. Had a little swagger early. And then… by the time lenders set rate sheets? Flat. Like “well that was fun while it lasted” flat.

Rate sheets ended up basically the same as Friday. No late-day hero reprices. Just steady. Calm. Boring. Which honestly isn’t the worst thing in the world.

Today might get a little interesting.

Mortgage bonds are down about 10bps from when pricing was set yesterday and the 10-year Treasury has inched up a couple basis points. Translation: if bonds don’t recover before lenders issue pricing, we could see rate sheets worsen a touch.

Durable goods data dropped this morning. Headline was down month-over-month, but not as much as expected. Strip out transportation and it was actually up. So… mixed bag. Nothing earth-shattering.

Fed minutes hit at 2pm today. I’m not expecting fireworks. If Jerome Powell starts beatboxing, I’ll update you.

Next 15 days — I’m shifting gears.

Earlier this week I said cautiously float and see which way the wind blows. This morning? I’m leaning lock.

Not because rates are about to skyrocket. They’re not. But it feels like rate sheets have hit a short-term ceiling after last week’s improvements. Could we turn around and improve again? Sure. But right now it looks more like we tread water or give back a little before we see another move better.

We’re probably in that normal ebb-and-flow cycle. A little worse. A little better. Repeat.

15–30 days out? I’m still cautiously floating.

Early March jobs data and CPI on March 11 will be the real drivers. There’s still room for rates to improve a bit over the next month, and the risk of a big spike higher remains relatively small.

30+ days out? Float it.

No strong reason to rush a lock that far out right now.

For my fellow rate nerds…

UMBS 5.0 closed at 100.29 yesterday. They were as high as 100.45 early before sliding back right before rate sheets came out. There’s resistance around 100.40 and not much support until 100.05, which means if bonds slide further, rate sheets have room to worsen.

10-year Treasury closed at 4.06 after dipping to 4.02 earlier. Would it be a big deal if we got back into the 3’s? Huge. Likely anytime soon? Not really.

Bottom line:
Rates aren’t exploding higher. They’re not collapsing lower. We’re in a disciplined market right now. Which means strategy matters more than hype.
