The seller disclosure is very important because it may protect you after closing escrow.

🔁 Why does the Fed raise rates? When inflation runs high, the Fed hikes to slow it down. That can put upward pressure on mortgage rates in the short term, with the goal of cooling inflation so rates can ease and buyers get more purchasing power down the road.

📊 As of 10/2, there's over an 80% chance of another Fed hike in 2026: 67.6% odds of one more hike and 17.5% of two, vs. 14.9% for no more hikes at the last 2 Fed meetings of the year (Source: CME FedWatch).

An HOA can either have been established by the community developer or a group of neighbors.

Such communities that may have an HOA are single family homes, condominiums, townhome, or master-planned.

Hi friends! 🏡 Here are this week's Market Facts:
💵 Cash buyers are strongest at the very low and very high ends of the market. 67.1% of sales under $100K and 57.2% of $5M–$10M sales were cash (Jan–Apr 2026, Realtor.com).
📈 Rate expectations are creeping up. 48% of Fannie Mae's panel now expect higher long-run rates, and the biggest group (41%) expects the 30-year rate to be at 6.5%–6.99% by year-end 2027.
🔒 2 in 3 homeowners (66.7%) have a mortgage rate below 5% (Q1 2026, FHFA).
