📉 Things You Should Know:

New Homes for Sale: The number of homes hitting the market dropped by 40% compared to last month. This happens every holiday season as fewer sellers list their homes.
Big Savings for Buyers: About 50% of homes sold in November had price reductions, and 60% of sellers offered help with costs—like buying down your interest rate or repair credits.
More Choices: Even with fewer new homes for sale, there’s still more inventory available than last year, giving buyers more options and time to decide.

🚨 August 2024 Market Update! 🚨

🏡 As we move through August, Denver’s real estate market continues to shift with the recent MLS rule changes fully in effect.

📊 Here’s what it means for buyers and sellers:

⭐ New listings fell slightly by 0.76%, but active listings rose 56.37% year-over-year to 10,724 homes. 🏘️ For buyers, this means more options are available compared to last year. Sellers, be prepared for more competition.

⭐ Pending sales increased 3.74% month-over-month, while closed sales dropped 7.55%. 📉 Buyers are making offers, but fewer deals are closing, so negotiation is key for both parties.

⭐ Median days in MLS climbed to 21 days, a 90.91% year-over-year jump. ⏳ Homes are staying on the market longer, giving buyers more time to decide. Sellers may need to adjust expectations for a quick sale.

🚨 MAY 2024 Market UPDATE! 🚨

🏡 As we head into summer, remember the three P's to navigate the Denver Metro real estate market: Patience, Preparation, and Persistence.🏠

💡 With mortgage rates around 7%, deals can still happen. Last month, new home for sale rose 16.51% month-over-month. Pending sales increased 1.94%, and closed sales rose 5.72%. The median close price fell slightly by 0.41%. ( This means that there are more homes for sale and homes are slightly cheaper)

❗ Many homes are facing rising HOA fees, assessments, insurance costs, and property taxes, leading to a decrease in close prices. Coupled with Colorado's new law, "Cause Required for Eviction of Residential Tenant" (HB24-1098), many investors and sellers are taking advantage of 1031 Exchange opportunities.
