The numbers are in, and Denver's housing market caught its breath in July. 🙌🏡

The average sale price landed at $731,961 (still up just over 5% year over year), while active listings climbed to 13,115 and homes spent an average of 41 days on the market. Sellers are still pocketing 99% of asking price, which tells us buyers aren't hunting for discounts but rather just taking their time to find the right fit. There is a noted difference between single family homes and condos: Detached homes are moving faster at 17 days and at a median of $660,000, while attached homes are giving buyers more breathing room with 40 days on market (and more negotiating power).

The bottom line? This isn't a market losing steam, it's one finding its rhythm. Whether you're buying or selling, strategy beats speed right now. 📊
