Now THAT is nightmare material. 😂

It's spooky season, and as a Seattle-area Realtor, I've seen some things that are WAY scarier than a haunted house…

🔌 Electrical work done by someone's uncle after watching half a YouTube tutorial.

💧 Mystery ceiling stains. (Old WHAT, exactly?)

🚩 Unpermitted additions with absolutely no explanation.

🪦 Buried oil tanks. The WRONG kind of buried treasure.

📸 27 gorgeous listing photos… and not ONE of the basement. Suspicious.

👀 And the scariest words of all? **"We don't need an inspection."**

NOPE. ABSOLUTELY NOT. 🚫

Here's the thing: **A house doesn't have to be perfect. But you DO need to know what you're buying.**

You know those weekend trips where you’re halfway through your second coffee, wandering through a ridiculously cute downtown, and suddenly someone says…

“Okay, but what if we LIVED here?” 👀

Washington is FULL of places that will do this to you.

Five towns that might have you questioning your current ZIP code:

⚓ **Gig Harbor**
Waterfront views, cute shops, restaurants, boats everywhere, and slower-paced Pierce County living without completely abandoning civilization.

🏔️ **Bellingham**
Mountains + water + breweries + bookstores + outdoor everything. Dangerous territory for anyone who has ever said, “I just want to be closer to nature.”

🏡 **Port Townsend**
Victorian houses, waterfront views, art galleries, independent shops, and enough personality to make you start researching remote-work policies.

☕ **Snohomish**
Historic downtown, antique shops, coffee, river views, and old houses with ACTUAL character. Also: closets designed during a time when apparently nobody owned anything.

🥐 **Poulsbo**
Waterfront + Scandinavian charm + bakeries. Honestly, what else do you need to start an impulsive home search?

But before your weekend crush becomes your permanent address, do me a favor:

Visit on a boring Tuesday.

Drive the commute.

Check out the grocery stores and everyday amenities.

Explore beyond the cute downtown.

And look at homes you can **actually afford**, not just the waterfront masterpiece you found on Zillow at 11:47 p.m.

It’s raining in Seattle.

I’ll give you a moment to recover from this shocking development. 😂🌧️

But if we waited for perfect weather to leave the house, we’d accomplish nothing for approximately nine months.

So what do you actually DO on a rainy Seattle weekend besides sit on I-5 questioning your life choices?

A few ideas:

📚 Get lost in an indie bookstore and buy another book despite the unread stack on your nightstand.

🪴 Visit a plant shop and convince yourself THIS time you’ll keep it alive.

☕ Find a cozy café, grab a coffee, and stare thoughtfully out the window like the main character in an indie movie.

🖼️ Finally visit that museum you’ve been saying you should visit for the last four years.

🧹 Declutter your garage and discover at least three objects that make you ask, “Why do I own this?”

🏡 Tour open houses. Yes, the Realtor snuck real estate into this list.

But rainy-day open houses are actually useful. You get to see homes during REAL Pacific Northwest weather.

How’s the drainage?
Any standing water?
Does the entryway immediately become a mud pit?

Rain can tell you things listing photos definitely won't.

And if you accidentally walk into an open house just for fun and walk out thinking…

Buyers are negotiating again.

No, Seattle sellers, this does NOT mean the sky is falling. 😂

We’re just not in the “waive the inspection, waive everything else, offer your firstborn child and hope for the best” market anymore.

Today’s buyers are being more strategic about where they spend their money—and where they ask sellers for help.

What am I seeing buyers negotiate?

🔎 **Inspection credits** instead of asking sellers to repair every little thing.

💰 **Closing cost credits** to keep more cash in their pockets.

📉 **Rate buy-downs** because sometimes a seller credit toward the interest rate can matter more than the same amount off the purchase price.

📝 **Contingencies** for inspections, financing, and sometimes the sale of another home.

But here's the BIG thing I want sellers to understand:

**The highest offer isn't always the BEST offer.**

A higher price with more concessions can actually mean **less money in your pocket.**

Price matters—but so do your net proceeds, financing, contingencies, and timeline.

The sellers doing well in today's Seattle, King County, and Pierce County real estate market aren't necessarily the ones refusing to negotiate.

**They're the ones who know WHAT to negotiate.**

A good negotiation isn't about winning or losing. It's about getting both sides to:

“Okay…that actually works for me.”

Your dream neighborhood might have less to do with the HOUSE and more to do with how you want your Saturday to feel.

Because choosing where to live is basically choosing your future weekend personality.

So…which one are you?

🥾 **Hiking + coffee + touching grass?**
You might be a **North Bend** person.

🥐 **Walkable brunch + farmers markets + expensive rain jackets?**
Hello, **Ballard**.

📚 **Bookstores + waterfront walks + soup season?**
I see you, **Edmonds**.

🐕 **Your weekend plans are entirely dictated by your dog?**
Welcome to **West Seattle**.

🧘 **Pilates + nice restaurants + extremely organized errands?**
**Bellevue** is calling.

⛵ **Waterfront strolls + boutiques + pretending you're in a Hallmark movie?**
You might belong in **Gig Harbor**.

And honestly, this is one of my favorite parts of helping people buy a home.

You're not just choosing bedrooms, bathrooms, and square footage.

You're choosing your commute. Your coffee shop. Your Saturday morning. Your community. Your stress level. Your pace of life.

**You're choosing the version of your life that happens OUTSIDE the house, too.**

And that matters way more than whether the kitchen has granite countertops.

🍂 Fall is coming… and the Seattle real estate market is about to do its seasonal shuffle.

Kids are back in school. Pumpkin spice has returned from hibernation. The holidays are somehow five minutes away.

And housing inventory? It typically starts to shrink.

But here’s what I DON’T want you to assume:

**Less inventory = bad time to buy or sell.**

Not necessarily.

🏡 **BUYERS:** Fall may mean fewer homes to choose from, BUT it can also mean fewer buyers competing with you, more motivated sellers, and potentially more room to negotiate.

💰 **SELLERS:** Some homeowners pull their listings or decide to wait until spring, which means your home could have LESS competition.

And serious buyers don’t disappear because it’s raining and Costco has Christmas decorations out.

People still get new jobs. Families need more space. Divorce happens. Estates need to be settled. Empty nesters downsize. First-time buyers get preapproved.

Life—and real estate—keeps moving.

So, should you wait until spring?

Maybe. 😂

The “best” time to buy or sell isn't determined by the season. **It's when the market, your finances, and YOUR life make sense together.**

🌊 Long Beach for moody Washington coast energy
🍜 Vancouver, BC for food, coffee & big-city weekend vibes
🎡 Seattle staycation for when you want a reset without actually going anywhere

Sometimes you don’t need a two-week vacation.

You need a change of scenery, fries near a body of water, and approximately 48 hours where nobody asks you to find anything. 😌

And I see the same thing in real estate all the time: **space can bring clarity.**

Buying your first home. Selling. Downsizing. Divorce. An empty nest. Moving somewhere new. Sometimes getting out of your normal routine gives you enough room to think about what you actually want next.
