The Eastside market continues to recalibrate as we move further into 2026.

Median residential sold prices declined 9% year-over-year to $1.55M, while active listings increased 60%. Despite greater inventory, pending sales fell 15%, reflecting a more measured and selective buyer pool.

Mortgage rate sensitivity continues to shape decision-making, particularly at higher price points, while properties that are strategically priced are still seeing meaningful engagement.

In the condominium market, median sold prices rose 3% to $728K, though inventory growth of 40% year-over-year may place pressure on pricing resilience in the months ahead.

April 2026 Eastside Market Update 📊

The Eastside market is clearly shifting this spring—and we’re starting to see a move toward more balanced conditions.

Inventory has expanded in a meaningful way, with 1,096 homes on the market at month’s end—up 60% and nearly double where we were this time last year. While we’re still technically in seller-favored territory, this increase is creating more options for buyers and more competition for sellers.

At the same time, demand has softened slightly, with pending sales down 15%. Buyers are still active—but they’re being more selective and taking their time.

We’re also seeing some price adjustments. Median residential prices dipped 9% to $1.55M, while condos showed a bit more resilience, rising 3% to $728K—even as inventory there continues to grow.

What does this mean?
The gap between rising inventory and slower sales activity could signal more softening ahead—but it also creates opportunity on both sides.
