Without proper estate planning, assets risk becoming increasingly diluted and fragmented across generations. When a parent dies intestate, assets such as land property are distributed to the surviving spouse and children, and if those children also pass away without a Will, the ownership further spreads to children’s spouses and grandchildren. Over time, this creates multiple co-owners, making decisions like selling the property extremely difficult, as unanimous consent from all beneficiaries is required. In many cases, some beneficiaries may be untraceable, migrated or have predeceased, resulting in prolonged delays and significant challenges in executing a sale.
