Myth: If a home inspection finds a problem, the seller has to fix it.

Reality: Not necessarily. In Alberta, buyers are generally responsible for doing their own due diligence when purchasing a home. Sellers do have disclosure obligations when it comes to certain known material defects that may not be readily apparent, but an inspection can uncover all kinds of other issues — from routine maintenance to more significant concerns.

That’s why a home inspection condition is important. Before waiving it, make sure you understand the inspection report, the seriousness of any issues identified, and whether anything needs to be addressed with the seller before you proceed.
