Three pricing mistakes that cost North Metro Atlanta sellers tens of thousands every year:

1. Pricing emotionally, not strategically. 'We paid $X plus $Y in upgrades, so we list at $X+Y.' Buyers do not pay for your memories — they pay for current market value.

2. Pricing above the neighborhood ceiling. Every street has a price ceiling. Going $50K over it means 60+ days on market and 2-3 price drops.

3. Pricing for a bidding war in a balanced market. Pricing below market to trigger multiple offers works in hot markets. In balanced markets, it just leaves money on the table.

The fix: price using real comps, real condition adjustments, and real market temperature. A Certified General Appraiser does this for a living.
