Wilmington Area Market Update | August 2026 🌊

The latest housing numbers are in for the Wilmington MSA — Brunswick, New Hanover & Pender Counties — and there are some interesting shifts happening in our local market!

📉 Closed Sales: 1,072 — down 5.55% from last year
📈 Pending Sales: 1,138 — up 13.12%
🏠 New Listings: 1,435 — up 2.65%
💰 Median Sales Price: $420,000 — down slightly by 1.18%

The big takeaway? Buyer activity is picking up. Pending sales are up more than 13%, while more homes are coming to market and prices remain relatively steady.
