🏡 Housing headlines can make the market feel confusing, but the reality is often much different at the local level.

While mortgage rates remain elevated and buyers continue to watch affordability closely, we're also seeing more inventory, more choices, and opportunities beginning to emerge for both buyers and sellers. National trends show the market continuing to rebalance as inventory grows and pricing becomes more strategic.

The most important thing to remember? Real estate is local.

What is happening nationally may not be exactly what is happening here in Southeastern North Carolina. Whether you're thinking about buying, selling, investing, or simply keeping an eye on the market, understanding your local market matters more than any headline.

Have questions about what these trends mean for New Hanover County, Brunswick County, Pender County, or the surrounding areas? We'd be happy to help.

🏡 Move-in ready and now offered at just **$290,000!**

Finding a well-maintained home with nearly 1,750 square feet, one-level living, fiber internet included in the HOA, and a thoughtful open floorplan at this price point is becoming harder and harder to do.

This charming home features 3 bedrooms, 2 baths, a spacious kitchen with island seating, a private primary suite, and a backyard that backs to a quiet natural buffer with no rear neighbors. The covered front porch is perfect for morning coffee, while the patio offers a great spot to relax or grill with friends and family.

If you've been waiting for a home that offers comfort, convenience, and value without the work of renovations or updates, this may be the one you've been looking for.

Mortgage rates moved higher again this week as inflation concerns pushed bond yields up, but the housing market continues showing surprising resilience.

Pending home sales rose for the third straight month in April despite higher rates, proving motivated buyers are still making moves in today’s market. Inventory, affordability, and pricing strategy continue to be key themes heading into summer.

Interesting read on where rates and housing could be headed through the rest of 2026.

There’s just something about a boardwalk that feels stitched into summer memories. Salt air, neon lights, sandy flip flops, arcade sounds, and the very real temptation to eat way too many Britt’s donuts before dinner.

The Carolina Beach Boardwalk still manages to feel wonderfully nostalgic in a world moving way too fast, and honestly, that’s probably part of why people love it so much. Some places don’t need reinventing. They just need preserving.

This article does a great job capturing why our little stretch of coast continues to charm both locals and visitors alike. And if you grew up anywhere near southeastern North Carolina, there’s a pretty good chance this place holds a memory or two for you already. 🌊🍩🎡

Parks, trails, playgrounds, athletic fields, recreation programs… these things shape everyday life in a community more than people sometimes realize. They impact health, connection, youth activities, family time, and even quality of life for future residents considering calling New Hanover County home.

The New Hanover Community Endowment is conducting a countywide Parks and Recreation Needs Assessment Survey to better understand what residents want, need, and feel is missing across our community recreational spaces and programs.

This is one of those opportunities where local voices truly matter. Whether you’d love to see more walking trails, updated playgrounds, expanded athletic facilities, better access to recreation, or additional community programming, this is the time to speak up.

The goal is to help shape a healthier, more active, and more vibrant future for New Hanover County, and community input is a big part of that process.

Please take a few minutes to participate. Thoughtful communities are built when people take the time to engage. 🌿⚽🏀🚲
