Carrier estimates and contractor bids often land in different places, usually because of how they scope the damage, price materials, or calculate overhead and profit. Florida and North Carolina policyholders typically have real options before agreeing to that figure: a reinspection, an independent estimator, a public adjuster, or the policy's appraisal clause to resolve the dollar amount.

A replacement cost policy doesn't hand over the full number up front. Depreciation gets withheld, the deductible comes off, and the holdback is released only after the work is done. The check on the table is a down payment.

Then there's the gap between the carrier's estimate and what your roofer says the buildings need. Different scope, different material assumptions, different treatment of markup. That spread is where a special assessment gets born.

Florida and North Carolina associations typically aren't stuck with the first figure. Policyholders often have options—requesting reinspection, hiring an independent estimator or public adjuster, or invoking appraisal when the dispute is strictly about price.

The soaked carpet goes to the curb before anyone thinks to photograph it. By the time the adjuster pulls up, the worst of the damage is already in a dumpster.

After a storm, you should typically photograph everything before any cleanup or repairs begin, make reasonable temporary repairs so water doesn't keep spreading, and give your insurer prompt written notice. That's the first day or two. Not next week.

Put the notice in writing. A phone call becomes a memory test later. And while an insurer in Florida or North Carolina may not be able to deny your claim over late notice or a late proof of loss unless it shows the delay actually prejudiced its investigation, that protection does nothing for pictures you never took. Those don't come back.

Florida and North Carolina run on different clocks once a storm actually hits your roof. Florida gives you one year to give notice on a hurricane claim, and five years from the date of loss to sue over it. North Carolina counts three years from the date of loss, but still expects a sworn proof of loss within 60 days. Miss that without a good reason, and you're arguing about the delay instead of the damage.

What you do before cleanup starts matters just as much. You should typically photograph the damage first, make reasonable temporary repairs so it doesn't get worse, and give your insurer prompt written notice.

Insurance companies don't always make it easy to get what you're owed. ⚖️

After Hurricane Debby caused roof damage to our client's home, her insurer tried to cap her claim using a policy limitation — before a jury could even hear the facts.
