Simone brings extensive experience in land use and real estate law, helping clients navigate rezonings, variances, permitting, licensing, and development approvals throughout the Tampa Bay region. Her background in both the public and private sectors, including time with the City of Tampa Attorney’s Office advising key city departments and the Variance Review Board, gives her a valuable “inside-out” perspective on development and municipal governance. 🏗️

Tierra Verde Marina Win! ⛵ The conversation was passionate, as it often is when projects have a lasting impact on a community.

After more than 6.5 hours of deliberation and a packed City Hall crowd, the City of St. Petersburg, Florida Development Review Commission approved the Tierra Verde Marina redevelopment proposal in a narrow 4–3 vote. A special shoutout to Nicole MacInnes, who led this complex and closely watched project for Greenleaf Capital with focus, patience, and a calm hand throughout a very long day at City Hall. 👏

The approved redevelopment will transform the existing marina into a true waterfront destination featuring a restaurant and third-floor bar, retail, and upgraded marina facilities designed to meet growing demand in Pinellas County. 📈

Dan Coakley of PMG Affordable spent nearly two hours on Tampa Bay Developer this week walking through Robles Park and the North Downtown / Army Navy site — two of the most consequential affordable housing projects in Tampa right now. Our Managing Partner Jake Cremer is the land use counsel on both.

Housing policy in focus. 🏠 📜 Managing Partner Jake Cremer moderated a panel at the Florida Policy Project's 2026 Florida Housing Solutions Summit, "Tallahassee Report: What Passed? What Didn’t? What is Next?”

Joining Jake were Representative Bill Conerly, Senator Stan McClain, and Avery Bernstein (Starter Homes legislation advocate) to break down what the latest legislative session means for housing across Florida. Thanks to Doug Wheeler (James Madison Institute) for helping us get prepared.

The Florida Housing Summit brings together policymakers, industry leaders, and housing experts to tackle Florida’s biggest housing challenges and chart a path forward. Our panel's top takeaways:
✔️Florida continues to be a national leader in pro-housing policy
✔️ Local governments are struggling to keep up with housing demand, so the state has taken the lead in housing solutions
✔️ The 2026 session started important policy discussions on starter homes, and we expect this legislation to return next session
