Many older Americans end up relying on Medicaid for long-term care because Medicare rarely covers daily help like bathing or eating.

Several times a week we talk to someone who doesn't understand real estate ownership. So we prepared this:
🏡 Who Owns a House After Someone Dies? (Virginia Edition)
When a homeowner passes away in Virginia, there are 3 ways we figure out who owns the property:
1️⃣ Actual Ownership – The law says who gets the house.
• If there’s a will, the will decides.
• If there’s no will, the heirs automatically own it right away.
• A court can still give the executor/administrator power to sell the house if needed.
2️⃣ Record Ownership – What the courthouse records show.
This is usually the most accurate picture.
3️⃣ Tax Ownership – Whoever the locality sends the real estate tax bill to.
Helpful, but can be wrong or out of date.
👉 Just because your name is on the tax bill doesn’t mean you legally own the house. And even if you inherit the house, it might need to be sold.

VIRGINIA -- DANGEROUS BILL INTRODUCED IN THE GENERAL ASSEMBLY – HB 929 COULD RESULT IN PEOPLE HAVING THEIR HOMES STOLEN AND NO WAY TO GET THE PROPERTY OR THEIR MONEY BACK.
If this bill passes, if someone presents a Power of Attorney with a FORGED signature and crooked notarization, they could sell property belonging to that person and the victim could not get it back. The crook could also clean out the victim’s bank accounts and the bank would not have to make it good. Banks and Title insurers support the bill.
The bill has passed the subcommittee and goes to the full Courts of Justice Committee in the House; ACTION NEEDED – VIRGINIA RESIDENTS CALL YOUR DELEGATE AND OPPOSE HB 929. Tell them you don’t want granny’s house or bank account stolen.

is getting worse. "Express Mail" is now going to take at least 3 days. Mail taken to the post office won't get a postmark until the next day, when it's processed at some center a hundred (or more) miles away from where it was sent, so the postmark will have almost almost no legal significance. Obviously doesn't really give a damn about businesses who probably send more first class mail than anyone else.
