Our October Phoenix Metro Market Snapshot is here, featuring September’s numbers:

• 25,538 active listings, up from 23,793 in August
• $450,000 median sales price, up from $445,000
• 4.6 months of inventory, up from 4.3
• 85 average days on market
• Homes sold for an average of 97.41% of list price

What does this mean for YOU?

🔑 Buyers: More inventory means more options and potentially more room to negotiate. Depending on the home, there may be opportunities to ask for closing cost assistance or other concessions.

🏡 Sellers: With more homes competing for attention, pricing, presentation, and marketing matter. The median sale price rose, but that doesn’t mean every home’s value increased. Your neighborhood and competition tell the more useful story.

September Phoenix Metro Market Update

August brought more choices for buyers, with 23,793 active listings and a 4.3-month supply of inventory. Homes are also taking a little longer to sell, averaging 87 days on the market.

Prices dipped slightly from July, but they remain higher than this time last year:

📍 Median sales price: $445,000
📍 Average sales price: $596,956
📍 Sold-to-list price: 97.24%
📍 Closed sales: 5,572

So, what does this actually mean?

🔑 For buyers: More inventory and longer market times may give you additional negotiating power. Depending on the home, there could be opportunities to negotiate the price, repairs, closing costs, or an interest rate buydown. You may have a little more breathing room, but well priced homes can still move quickly.

🏡 For sellers: Homes are selling, but buyers have more options and are being selective. With properties selling for an average of 97.24% of list price, accurate pricing matters. Strong presentation, strategic marketing, and being prepared to negotiate can make the difference between selling and sitting.

The market isn’t “bad.” It’s simply less forgiving of unrealistic pricing and poor preparation.
