Same time of year. 2 very different stories. And mortgage rates are a big reason why.

Last fall, mortgage rates came down and the number of homes for sale barely budged. This fall, rates have climbed above 7%. Some buyers have pulled back, homes are taking longer to sell, and instead of coming off the market, more listings are sticking around.

Since August, the number of homes for sale has grown by about 25,000. So, what does that mean for you?

Buying? You’ve got more homes to choose from and potentially more room to negotiate on price, repairs, or closing costs.
Selling? Buyers have more options, so you’ve got to give them a reason to choose your house. That means getting the price right from day one and making sure your house stands...

Why Most People Are Still Glad They Bought a Home

Don’t let today’s uncertainty make you lose sight of what homeownership can do over time. Most homeowners say they’d make the same choice again. And decades of home-price growth help explain why.
If you’re wondering whether buying makes sense for you right now, let’s look at the numbers together – and what owning a home could mean for you in the years ahead.

With everything going on, it’s understandable if you’re wondering if you’d regret buying right now.

With affordability still so tight, having room to negotiate on price will take some of the biggest financial pressures off your move.

Where you've got the most pull comes down to the neighborhood. Let's chat, and we'll pinpoint where you can push hardest.

Buyers Have More Room To Negotiate Right Now

Good news if you're house hunting: the asking price may not be the final word. Right now, about 60% of homes are selling below their original asking price. With budgets stretched thin, a little give on price or terms can take some pressure off your wallet. But how much you can negotiate depends on where you're buying. So, let's chat about what you can ask for in the neighborhoods you're eyeing.

Higher mortgage rates are making buyers pay closer attention to one thing: the monthly payment.

And builders know it. Right now, 13.8% of new-construction listings are advertising reduced rates, giving some buyers a way to bring that monthly payment down.

So, if you're selling near new construction, that's something worth paying attention to. But it doesn't mean you automatically need to match what a builder is offering.

Depending on your house, your market, and the buyer, competing could mean negotiating on price, helping with closing costs, offering a rate buydown, or simply doing a better job highlighting what your house offers that a new build doesn't.

The point isn't to give more away. It's to know what you're competing against...

Hoping for (or Dreading) a Housing Crash? The Experts Just Weighed In.

Whether you're bracing for a crash or hoping for one, the verdict is the same – prices are still expected to rise, not fall. Let's talk about what that means for your market and your plans.

Half the buyers out there are scared home prices are about to crash. The other half are hoping they will.

Tired of watching your rent climb every time your lease renews? 📈

Most renters in the East Valley believe buying a home is completely out of reach right now. But if you know where to look, there are specific pockets where the numbers tell a very different story.

Here is what is happening right now across Mesa and the East Valley:

1️⃣ The Multi-Bed Townhome Advantage
Standard 2-bedroom corporate apartments often lease for $1,700–$1,900/month. Meanwhile, entry-level 2-to-3-bedroom townhomes in central corridors are trading in the $215K–$250K range. With current seller concessions, your monthly outlay can sit remarkably close to rent—while giving you a garage, private outdoor living, and equity.

2️⃣ Zero-HOA Neighborhoods
High monthly HOA dues often kill affordability. But pockets in central and east Mesa feature detached homes and active-adult communities with $0 to minimal HOA fees, keeping fixed monthly carrying costs manageable.

3️⃣ The "Rent Lock" Effect
When you rent, your payment rarely goes down. When you buy with a fixed-rate mortgage, your principal and interest are locked in permanently.

You don't need a half-million-dollar budget to stop paying someone else's mortgage. Unique opportunities exist right now if you target the right neighborhoods.

What Higher Mortgage Rates Mean for Home Sellers

Higher mortgage rates are making buyers more cost-conscious. Builders know that, and many are responding with reduced rate, closing-cost help, price reductions, and other incentives.
If you're thinking about selling, let's look at what buyers are getting from other homes in our area – including new construction – and make sure your house is positioned to compete.

Higher mortgage rates don't just affect buyers. They can change what it takes to sell your house, too.
