October is a good time to:

✔️ Look for visible roof or exterior damage after storm season
✔️ Check and replace dirty HVAC filters
✔️ Clear gutters and make sure water drains away from the foundation
✔️ Inspect weather stripping, caulking, and door sweeps
✔️ Test smoke and carbon-monoxide alarms
✔️ Schedule any needed HVAC, gutter, roofing, chimney, or handyman services

The final walkthrough is one of the last steps before closing.

This is our opportunity to confirm that the home is in the expected condition, agreed-upon repairs appear complete, and the items included in the sale are still present.

We are also looking for any significant changes that may have happened since the last showing or inspection.

It is an exciting visit because closing is finally within reach, but it's still an important part of protecting the buyer's interests.
