This is a general overview of what I was personally seeing in ENC- not every situation was the same.

This was a SELLERS market because competition was high.

Va loans- contingent sales (hardly considered)
No repair negotiations
Paying over asking with appraisal gaps and waivers
10+ offers on homes
Having to write the offer site unseen because you don’t even have time to get to the house
High non refundable deposits

Regular, hard working individuals in ENC- had a hard time even getting to the house let alone getting an offer in.

WHERE AS- in this market right now we are seeing a balance of parties working together and negotiating terms to come to win win situations for all parties!

Buyers do not feel the pressure to just give the sellers everything they ask for- and feel like they have the time to properly investigate the property.

They are getting closing costs covered and repairs covered. 🙌🏻

That market was NOT all it was cracked up to be!

There's something exciting about walking through a home while it's still coming together.

At this stage, you're starting to see the vision take shape:
-The layout is complete.
-The fireplace is installed.
-Paint is finished.
-Flooring is protected while the final touches are completed.

Buying a new construction home means getting to experience each milestone along the way. It's one of my favorite parts of helping buyers through the process.

And to their amazing kiddos and fur baby!

Selling and buying a home is far from easy- but they absolutely crushed it! 💥

Juggling full time jobs, kids, house prep, showings, loan prep for the purchase, packing, moving … it’s A L O T! But they have proven- you can do hard things! 🙌🏻🎉

They were stuck in that crazy two full moon energy we had going on in real estate for two weeks🫠— in both of their deals- tough negotiations, lots of puzzle pieces, but they always stayed positive and worked through solutions!

The sellers originally did not want to accept a contingent offer- they were worried they would not sell their current home in time— well folks- with proper planning and ex*****on- they got it under contract in 24 hours! 🎉

So so proud of them and all their hard work! Can’t wait to see this house become a H O M E 🏡

So thankful for the opportunity to guide them through buying and selling!
