We were just days away from closing. Everything was lined up—the walkthrough was scheduled, moving plans were in motion, and our buyer was already picturing life in their new home.

Then… their lender backed out.
No warning. No explanation. Just gone.

It was one of those moments that could have completely derailed the deal—and crushed our client’s dream of homeownership.

Inventory is climbing fast, while buyer activity remains a bit sluggish across most regions. 🏡 NOVA saw a 64% year-over-year increase in inventory, but sales are holding steady. Meanwhile, Richmond continues to chart its own course but isn’t immune to market shifts either.

🔍 Noteworthy Trends:
📈 Bethesda: Inventory is up 69%, but prices surged 11.7% YoY
🔻 Great Falls: High prices showing cracks – down 18.2% MTD
🏙 Washington, DC: Still heating up – up 18.2% MTD in price!
