Perry Mears is an absolutely amazing real estate agent! He immediately narrowed onto what requirements for a new home in the area during our first telephone conversation with him. Perry then developed a list of
properties that he felt met our criteria. he was pretty much spot on!
During our first search weekend in Delaware, Perry had 10 to 12 properties, existing and new, for us to consider. He had the list organized in an order as he understood our interests would be. Perry was willing to reintroduce us to the Lewes/Rehoboth area as we had not been to the area in several years. He has a thorough understanding of his market area and he came across as thoroughly familiar with each development as he presented them to us. He does know his market. It was very refreshing to us to have an agent such as Perry to help us in this search for our new home. Unlike like other real estate agents in our home state of New Jersey that we had encountered, Perry was able to point out and explain appealing details and qualities of the areas, and the houses themselves, as he showed them to us. Agents we had worked with in our home state had typically merely unlocked the doors, and rarely offered any information on the properties. Perry was the direct opposite of those types of agents. He was able to explain details of the properties, such as builder, age of the home, type of
development, utility connections and suppliers, an often more. He was helpful in pointing out each properties features, both good and, not so good for us.
We thoroughly enjoyed working with Perry. He was immediately able to develop our confident and trust that he was the right agent for our relocation. We highly recommend Perry and would look forward to working with him again if the need were to arise.

Coronavirus and the Real Estate Market

Like many of you, I’ve been actively monitoring the developments around the coronavirus. It’s a fluid situation that’s continuously changing. The long-term impact is not yet known, but here’s a look at the current conditions, as of March 16.

All-Time Low Mortgage Rates

Over the past year or so, mortgage interest rates have been declining as more money flows into the bond markets, and they are now are at an all-time low. As of March 12, Freddie Mac reported a weekly average 30-year fixed rate mortgage of 3.36%, compared to 4.31% around the same time last year. This almost 1% change can increase a consumer’s buying power significantly.

Appreciation Remains Steady

Real estate remains a solid investment with proven appreciation over time. Historically, we’ve seen homes increase in value nearly 5% per year nationwide. In times of stock market volatility, consumers and investors will often flee from equities and put their money into the purchase of real estate as they know it’s an asset with multiple lines of revenue—appreciation, tax advantages, potential cash flow from rental income and loan principle pay down.
