🏘️ Another piece of Huntsville’s westward growth story is taking shape.

The City of Huntsville has approved the annexation of 236.58 acres at LeCroix Farms in Limestone County, with single-family housing planned for the property. The acreage matters, but the bigger story may be where it sits.

Greenbrier.
I-565.
The airport.
Major employment growth.
Planned infrastructure.
New housing.

Taken together, those pieces are helping define one of the region’s emerging residential growth corridors.

For REALTORS®, following that bigger picture matters because development patterns can shape inventory, buyer interest and how communities evolve over time.

🥧 Consider this your one-week warning!

Our ARPAC Chair and committee are reminding you that there’s just ONE WEEK LEFT to get in on the ARPAC Pie Pass Challenge, and Liz, Mel and Josh volunteered to give everyone a little preview. 😂🥧

The real pie-flying finale happens at the REALTOR® Expo, immediately following our Annual Business Member Meeting.

Nominate someone. Outbid the pie. Redirect the splat. And remember: last one standing gets creamed.

Who deserves a spot on the leaderboard before time runs out? 👀

🏡 When other growing regions come to Huntsville to study growth, housing is part of the conversation.

A delegation of leaders from the Greater Iowa City region recently visited Huntsville to learn more about the area’s approach to economic development, workforce, aerospace, placemaking and housing. Their visit even included discussions with city planners about expanding housing options while preparing for continued population growth.

For REALTORS®, that connection matters.

Housing doesn’t happen in a vacuum. Jobs, infrastructure, schools, transportation, development and quality of life all influence where people can live and how communities grow.

As North Alabama continues evolving, REALTORS® bring an important perspective to those conversations.

📸 **Your listing photos should feel like a tour, not a shuffle.**

This week’s **Market Minute Marketing Move:** Arrange your photos to show the natural flow of the home. 🧭

A logical sequence helps buyers understand how spaces connect and makes it easier to picture moving through the property before they ever schedule a showing.

💡 **Quick check:** Scroll through your listing photos. Does the order make sense from one room to the next?

**One tip. One minute. Every Tuesday.**

⚡ Is your listing actually EV-ready?

As electric vehicles become more common, home charging can be an attractive feature for buyers, but simply having an outlet in the garage doesn’t always tell the whole story.

Before marketing a property as “EV-ready,” REALTORS® can help sellers understand what’s installed and help buyers ask the right questions.

From the difference between a standard outlet and Level 2 charging to electrical-panel capacity and whether the charger actually conveys with the property, a few details can make a big difference.

Ask:
✓ What type of charging is available?
✓ What charging equipment is included?
✓ Was it professionally installed?
✓ Are permits or warranties available?
✓ Is the electrical system ready for the buyer’s vehicle and charger?

A little clarity upfront can make for a stronger listing and a better-informed buyer.

🏡 The market got more complicated. Experience matters more.

The National Association of REALTORS®’ 2026 Member Profile shows the typical REALTOR® now has 13 years of experience. At the same time, 27% of REALTORS® say affordability is the biggest factor limiting buyers.

That’s where experience earns its keep. A search portal can show a buyer what’s available.

A REALTOR® can help them understand:
✔️ what fits their budget
✔️ what the numbers really mean
✔️ how to negotiate
✔️ what tradeoffs may make sense
✔️ how local market conditions affect the decision

As buying and selling become more complex, trusted guidance matters even more.
Information is everywhere. Experience is the difference.
