But the truth is, **20% down is not a requirement for every home loan.** Depending on your loan program and financial situation, you may have options that require much less upfront.

And for my military buyers 🇺🇸, a **VA loan may be an option worth discussing with your lender.**

That doesn’t mean putting less down is always the best choice. Your interest rate, monthly payment, closing costs, cash reserves, and loan terms all matter.

🏡 **The biggest mistake is assuming you can’t buy before you actually know your options.**

Before you decide to keep renting, talk with a **local lender** and ask:

👉 What loan programs might I qualify for?
👉 How much would I actually need to bring to closing?
👉 What would my estimated monthly payment be?

Know your numbers. Then make your decision from there.
