With a traditional fixed-rate mortgage, your interest rate remains fixed for the term of the loan.
That generally means your scheduled principal-and-interest payment remains predictable.

Instead of waiting for a large tax or insurance bill and paying the entire amount yourself, a portion may be collected with your regular mortgage payment.
When those bills become due, your mortgage servicer generally pays them from the escrow account.

You've probably heard the term:

That commonly stands for:

๐Ÿ”‘ CLEAR TO CLOSE DOESNโ€™T MEAN YOUโ€™RE DONEโ€”WHAT HAPPENS NEXT?

You've been waiting to hear these words from your lender:

YOU'RE CLEAR TO CLOSE!โ€ ๐ŸŽ‰

That's exciting!

Your loan has made it through underwriting, the required conditions have been satisfied, and you're getting very close to becoming a homeowner.

But does Clear to Close mean the house is officially yours?

Not quite yet.

There are still some important steps between Clear to Close and getting the keys.

1. REVIEW YOUR CLOSING DISCLOSURE

For most financed purchases, you'll receive a **Closing Disclosure** before closing.

Don't just look at the bottom line.

Review the details.

Look at your:

๐Ÿ’ฐ Loan amount
๐Ÿ“Š Interest rate
๐Ÿฆ Monthly principal and interest
๐Ÿ›ก๏ธ Taxes and insurance information
๐Ÿ’ต Cash needed to close
๐Ÿ“‘ Loan and closing costs

If something doesn't look right or you don't understand it, ask questions before closing day.

๐Ÿ’ฐ 2. CONFIRM YOUR FUNDS FOR CLOSING

Know exactly how much money you'll need to bring to closing and the acceptable method for delivering those funds.

And this is extremely important:

โš ๏ธ BEWARE OF WIRE FRAUD

Never assume that emailed wiring instructions are legitimate simply because the email looks familiar.

Verify wiring instructions directly with your title company using trusted contact information before sending money.

One phone call could protect thousands of dollars.

๐Ÿ  3. COMPLETE YOUR FINAL WALKTHROUGH

Before closing, you'll typically have an opportunity to walk through the property again.

This isn't another home inspection.

You're generally looking to confirm things such as:

โœ”๏ธ Is the property in the expected condition?

โœ”๏ธ Have agreed-upon repairs been completed as required?

โœ”๏ธ Is the home substantially in the condition expected under the contract?

โœ”๏ธ Have unexpected issues appeared since you last saw it?

The final walkthrough is your opportunity to look before you sign not after.

โœ๏ธ 4. CLOSING DAY READ BEFORE YOU SIGN
At closing, you'll sign a number of documents.

Don't be afraid to slow down and ask:

What does this mean?

Buying a home is too important to sign documents you don't understand simply because someone says:

Sign here.
๐Ÿ”‘ 5. SIGNING DOESN'T ALWAYS MEAN YOU IMMEDIATELY GET THE KEYS

This surprises some buyers.

You may have signed all of your documents, but the transaction may still need to fund and close before possession or keys are released, depending on the contract and circumstances.

So don't schedule the moving truck based solely on the time you sign your paperwork.

Ask:

When will I actually receive possession and the keys?

๐Ÿก THEN COMES THE MOMENT

The paperwork is complete.

The required funds have been received.

The transaction has funded and closed.

And when possession is due under your contract.

That key represents much more than opening a front door.

For many buyers, it represents months or even years, of planning, saving, improving credit, asking questions, and making wise decisions.

Clear to Close means you're close it doesn't mean you're finished.
Stay engaged until the transaction is actually complete.

Review. Verify. Walk through. Ask questions. Sign. Fund. Close. Get the keys.
