Dallas ranks No. 15 nationwide on new affordability and housing report
As someone who lives and breathes the Dallas-Fort Worth real estate market, I pay close attention to how our area stacks up for buyers and investors. The latest housing report gives DFW a solid "B+" for housing affordability and homebuilding, with a median income of $88,783 and a median home price of $426,446. While Houston and Austin edged us out this time, our numbers continue to show why so many people are drawn to DFW. For first-time buyers and investors, staying informed about these rankings can help you make smart moves in our dynamic market. And for those curious—El Paso received a "D" this year. If you're navigating options in the metroplex, understanding these numbers is key to finding your next opportunity.

McKinney is 1st in best cities for renters — Why didn't Dallas make the top 50?
It’s official—McKinney has taken the top spot as the best city for renters in the U.S., thanks to its affordable living, high quality of life, and an impressive selection of new upscale apartments in prime locations. With low unemployment and steady growth, McKinney truly stands out for those looking to make a move. Meanwhile, Dallas landed at 56th, reflecting fewer new rental options and higher unemployment rates. As someone who helps renters, buyers, and investors across the Dallas-Fort Worth metroplex, I see firsthand how local trends like these can shape your options in our vibrant region. Whether you're exploring DFW’s up-and-coming communities or weighing the pros and cons of different cities, it pays to keep a close eye on what’s happening in our neighborhoods.

Dallas Ranks 56th for Renters
As a REALTOR® serving the Dallas-Fort Worth area, I keep a close eye on trends impacting local renters. In a recent ranking of 150 US cities, Dallas landed at 56th—not quite in the top 50. It’s an interesting snapshot for those considering our city: most Dallas residents rent their homes, and the cost of living has actually shifted from about 2% above the national average to about 2% below it. On the flip side, only around 11% of apartment inventory is made up of new builds, and just 25% of rentals are in prime locations. The study also noted that school quality and air quality received only modest marks for our city. For anyone renting or thinking about it, this highlights what I see every day—while living costs are increasingly competitive, factors like neighborhood access, school ratings, and the availability of updated apartments deserve a closer look. My focus remains on guiding clients—whether first-time renters or investors—toward the spaces and communities that best fit their needs here in DFW.

Dallas Leads the New-Home Market
As a REALTOR® working throughout the Dallas-Fort Worth metroplex, I keep a close eye on the trends shaping our local housing market. Dallas continues to lead the nation in new-home activity, with over 43,000 annual closings—even as we navigate many of the same challenges facing housing markets across the country in 2026. Builders here have responded to affordability pressures by focusing on more attainable homes, with a noticeable rise in closings for properties on lots narrower than 50 feet and homes priced below $400,000 showing particular resilience.

Our region’s labor market has provided a steady foundation: while job growth has slowed, low unemployment has helped maintain housing demand. That’s been key to supporting buyers and investors alike, even as market conditions have turned a bit choppier in the short term. The core strengths that draw people to Dallas—continued population growth, an abundance of land for development, and one of the deepest pipelines of new homes in the country—remain firmly in place.

Builders are being more cautious about new supply, with annual housing starts down over 13% year-over-year in late Q2, and closings seeing a double-digit decline as well. Factors like changes in immigration, which affects both our labor force and housing demand, will be important to watch. For anyone looking to make their move in DFW—whether you’re aiming to buy your first home, invest, or rent—understanding these market dynamics can help you secure the right keys for your future.

The Forces Shaping the Dallas Housing Market in 2026
As someone who lives and works right here in the Dallas-Fort Worth metroplex, I keep a close eye on the factors shaping our local housing market—especially as we look toward 2026. DFW continues to lead Texas in new home construction, backed by robust population growth and a healthy land supply. At the same time, buyers and builders face real challenges: affordability pressures, a recent slowdown in job growth, shifts in immigration, and a more cautious approach from builders overall. Much of the new construction is centering on homes under $400,000, which is especially relevant for first-time buyers and investors navigating today’s landscape. My focus remains on helping clients—whether you’re buying your first home, investing, or looking to rent—understand these evolving dynamics so you feel confident making your next move in our vibrant market.

Dallas Home Repairs Test Affordability
As a Dallas-Fort Worth real estate agent, I see every day how homeownership here goes far beyond just negotiating the purchase price or securing a mortgage. The real challenge often emerges when it's time to handle major repairs—think roofs or HVAC systems—which can have a big impact on what homeowners can truly afford to maintain. Recent analysis highlights that home-price appreciation in Dallas doesn’t necessarily tell the whole story about whether owners are prepared for these big-ticket fixes. For example, a roof replacement in our area can take up about 20% of the median household income, which is around $70,500 for Dallas. What really matters when considering long-term affordability isn’t just the headline value of a home, but how local income measures up to these repair costs. Whether you’re buying, already own, or lending in Dallas, looking at income alongside potential maintenance needs gives a much clearer picture of what’s truly manageable. It’s one of the key ways I guide my clients at Come Get The Keys—making sure your investment is sustainable, not just at closing, but for years to come.

Best Real Estate Markets 2026: Texas and Sun Belt Lead WalletHub Ranking
It’s no surprise to see Texas leading the way in WalletHub’s 2026 ranking of top U.S. real estate markets. Here in the Dallas-Fort Worth metroplex, we’re seeing exactly what the data highlights: strong home-price growth, booming new construction, and job opportunities fueling steady demand. Affordability and a steady stream of building permits continue to make Sun Belt cities like ours stand out, especially compared to many coastal areas where housing challenges and higher costs remain a struggle. As someone who guides first-time buyers, investors, and renters every day in the DFW area, I see firsthand how our market’s momentum is opening doors for so many. "Come Get The Keys" isn’t just a tagline—it’s what I help make possible in a vibrant, growing Texas market.
