Gift funds can be a great way for family to help with your down payment or closing costs.

The key is simply to **loop your lender in before the money moves.**

Depending on your loan, your lender may need a gift letter, documentation showing where the funds came from, and proof of the transfer.

It’s usually much easier to get everything documented correctly from the beginning than to sort it out later.

A lower purchase price sounds like the obvious win… but it may not help your cash-to-close as much as you think.

For example, with 10% down, a **$10,000 price reduction only saves you $1,000 on your down payment.**

A seller credit works differently. Instead of lowering the price, the seller may contribute toward eligible closing costs, prepaid expenses, or an approved rate buydown.

So if you can comfortably handle the payment but want to keep more cash in the bank, **a seller credit could be more useful.**

The right answer depends on your loan, down payment, closing costs, appraisal, and goals.

Before you negotiate, have your lender run the numbers **both ways.**

That’s why the number you see online may NOT be the final number needed when you sell or refinance.
