😊 You can reduce your tenant turnover and avoid the high cost of vacancy by keeping good tenants in your rentals longer.

1. Treat your tenant right
You can greatly improve your relationship with a tenant by simply remembering and acknowledging special dates (birthdays, anniversaries, etc.)

2. Make upgrades to the property and landscaping
Nice-looking landscaping makes people happy. You can update your rental’s landscaping for cheap by doing the work yourself.

3. Improve security
Smart locks are going to be the new standard in the near future, so it pays to do it now

4. Make your rental energy efficient
Consider the above tenant retention strategies to keep your best tenants happy.

🤑 Sellers aren’t required to stage their homes for sale, much less clean if they don’t want to.

👇 Here are three things you can overlook when browsing homes for sale.

1. Weird Wallpaper And Dirty Carpet
It’s easy and relatively inexpensive to paint and replace the carpet, so if the home you’re looking at has weird wallpaper or dirty carpet, just overlook it. These updates can be completed in less than a week and you can do them before you move into the home.

2. Rooms Used For Something Other Than Their Intended Purpose
Try to ignore how the current owners are using the rooms and envision how you’d use them instead.

3. A Strong Seller Presence
Some homes are simply too personalized for a buyer to fully envision his or her belongings in the home. Either way, if the sellers aren’t willing to compromise, you can use their over-bearing nature to your advantage and possibly get the home for less than the asking price.

👚 Community storage spaces can get cluttered super fast.

👉 Here are a few helpful organizational tips to keep your family storage closet in neat and tidy order.

Step One: Sort The Closet’s Content
A good rule of thumb to use when placing items in the closet is to keep items you use often between waist and eye level.

Step Two: Shelving
If space permits, a sturdy wooden shelf installed at counter height works well as a workstation inside the closet.

Step Three: Containers/boxes
Purchase large and small boxes or opt for baskets instead.

Step Four: Door Storage
Over-the-door shoe pouches are ideal for storing small items.

Step Five: File Boxes:
Use sturdy file boxes to store the current year’s schoolwork or financial paperwork within easy reach.

🛋️ Do you find it frustrating to decorate your small living room?

✨ If so, here are a few tips to help you turn that tiny living space into a fabulous one that meets your needs.

1. Controlling The Clutter
In your small living space, take advantage of it and get creative.

2. The Right Amount And Size Of Furnishings
A small living room demands smaller furnishings and less of them.

3. Keep Color And Patterns To A Minimum
Stick to light neutrals, and if you must have a pattern, choose something small and light in color. For pops of color, add accent pieces like throw pillows or rugs.

4. Let There Be Light
Hang mirrors on the walls to help bounce light around the room.

🏡 Keeping the landscaping in your yard beautiful and thriving all year long takes a fair amount of effort.

🌼Here’s how you can create and maintain a vibrant landscape in your yard.

1. Make A Plan

Beginning with a plan for your landscaping project helps you visualize the arrangement of all the elements as well as the end result. As you create your plan, be sure to take into account any existing structures or plants you intend to keep as well as any that you want to add.

2. Choose The Right Plants

Some seasons are better for growing plants than others, while each growing zone is unique in the type of plants that grow best there. For example, it is difficult to grow most plants in the winter, but by planting evergreen shrubs and trees, your yard can maintain a vibrant green color all year long.

3. Practice Pest And W**d Control

Nothing ruins a beautiful landscape faster than overgrown w**ds and/or plant-eating pests. If you want your garden landscape to be as lovely and maintenance-free as possible, it’s a good idea to use w**d barriers and pesticides to keep unwanted plants and bugs at bay.

4. Be Consistent With Watering And Mulching

Regular watering and mulching, especially during dry summer months, is a must to keep your yard and garden in tip-top shape. Keeping a thick layer of mulch in flower beds, for instance, will keep w**ds from growing and helps keep the soil moist.

🌇 Invest in the surrounding neighbourhood, not just the properties themselves

As a landlord, you have an obligation to maintain and contribute to the upkeep of your investment property. Here are five ways you can invest in the surrounding neighbourhood.

1. Do your part to support neighbourhood watch programs
You can encourage your tenants to become active members, and contribute physically (if you can) and financially to the cause.

2. Sponsor local youth programs
If you have long-term goals as a landlord, you need to do your part to support the youth in the surrounding community.

3. Take to social media
As a landlord, it’s your job to encourage your neighbours and share the news that affects them most.

4. Take care of your front yard
How your property looks to others is almost as important as the amenities you offer inside.

5. Don’t ignore neglect
Even if it’s just a burnt-out street light or an overgrown lawn, make sure it’s taken care of so the rest of the neighbourhood doesn’t follow suit.

🖋️ Do you aspire to be a successful real estate investor?

✨ It’s a competitive business but you can make a go of it by adopting these important qualities that all successful real estate investors possess.

1. Successful Real Estate Investors Have A Plan
Real estate investing is a business, and as such, most investors have a business plan in place. This allows them to see the overall picture, which helps them reach their short and long-term goals.

2. Effective Investors Know The Market And Stay Educated
Effective real estate investors know their market intimately. They stay on top of current trends and go the extra mile to stay abreast of legal changes and terminology that are the basis for all real estate dealings.

3. Good Real Estate Investors Are Honest
It’s very easy to take advantage of people in real estate, but a good investor is ethical and does not strive to get away with anything. It’s important to have a reputation for being fair and honest than to have a bad reputation precede you in the real estate business.

4. A Successful Investor Is An Expert In His Niche
There are several ways to earn money in real estate investing, but most successful investors will tell you that it’s vital you become an expert in just one niche.

5. Prudent Real Estate Investors Know The Risks
Prudent real estate investors know there are risks involved – not just in terms of monetary loss, but also the legal implications – that come with this type of investment.

6. Successful Real Estate Investors Have An Accountant
A significant amount of money passes through a real estate investor’s business and taxes are a major part of the game. Tax laws can be complicated and profit loss is possible, so most successful investors have an accountant to keep track of it all.

🏡 Age is just a number, which holds true for many things – your house included.

✨ Here are several ideas to make it look newer.

1. Make A Good Impression
First impressions are everything, so make your home’s entryway shine.

2. Touch Up Exterior Paint
Take a walk around the outside of your home and touch up any areas that show signs of wear in the paint.

3. Trim The Hedges
Trimming the hedges is the easiest way to give your home a fresh, new look, and it helps the plants thrive and be healthy.

4. Enhance Your Front Porch
If you have a front porch, try adding some symmetry to it by placing potted plants on both sides of the door.

5. Keep The Walkway Clean
Keep these areas clean of debris and stains by sweeping regularly and using cat litter and dish soap to remove any oil stains left by parked cars.

💸 Short sale real estate transactions can be a great option for investors.

🤔 Here’s what you should know about buying a short sale home.

Keep These Things In Mind When Dealing With A Short Sale

1. Know your facts. Take some time to review the current real estate market and all the financials pertaining to the property.

2. Stage short sales. While short sales seem to be acts of desperation sometimes, it doesn’t mean you can sell your property in any old condition.

3. Be prepared for difficult negotiations. Be prepared to haggle back and forth a little before striking a deal on a short sale.

4. Short sale doesn’t mean poor quality. Just because someone is selling their property on a short sale doesn’t mean it is of poor quality, has some major defect, or is less than in some way.

📍 Do you own a rental property in another city?

🏠 If so, here’s how you can manage rentals from anywhere!

1. Hire a professional property management company
When you can’t be in the same area as your rental property, you can hire a professional property management company to take on most of the landlord responsibilities.

2. Manage smaller rental properties yourself
If you own a smaller rental property such as a two-family home, you can manage it on your own without hiring a property management company.

3. Know when to delegate
If you trust one of your tenants, offer a monthly rent reduction to act as a point of contact between you and the other tenants.

4. Build a maintenance network
Make it a point to enlist the help of trusted professionals to make repairs and conduct maintenance as needed.

5. Keep lines of communication open
State that they must contact you for instruction when something needs attention.

6. Make it easy for tenants to pay rent
To make it easier on you and your tenants, consider using an online rent paying service to collect rent.

7. Make sure your insurance is up to date
Making sure your insurance is up to date is important. It not only protects you from liability should someone get hurt on your rental property.

8. Take advantage of video messaging
Using skype, facetime or some other video messaging service, get visual updates on your property and inspect repair requests in real time.
