Turnkey homes are having a moment—but I think buyers are overlooking the opportunity in a blank backyard.

I hear it all the time: “If it had a pool, we’d consider it.”

But when you build the pool yourself, you get to decide everything: where the afternoon shade falls, whether you want a spa or tanning ledge, where the outdoor kitchen goes, how much turf or garden space you keep, and how the entire backyard works for the way your family actually lives.

Yes, an existing pool is easier on move-in day. But you’re making a 5, 10, maybe even 15-year decision on a home. Don’t let a 4–6 month backyard project eliminate an otherwise incredible property.

Sometimes the best outdoor spaces aren’t built for the buyer. They’re designed by one.

Hang drapery high and wide, take the panels all the way to the floor, simplify heavy treatments, and remember—not every beautiful window needs to be covered.

The best window treatments don’t compete with the architecture. They make it look better.

In luxury real estate, art isn’t just decoration. The right scale can make a room feel finished, intentional, and memorable. And you don’t necessarily need a massive art budget to get the effect.

For sellers, I love looking at Minted, Society6, and Saatchi Art for accessible large-scale pieces, while Chairish and 1stDibs can be incredible sources when you want something original, vintage, or investment-worthy.

Because buyers don’t just remember the homes that look beautiful. They remember the ones that made them feel something.

Don’t butter a brick and call it a biscuit.

You can update the lighting, add fresh landscaping, and write the prettiest listing description in Dallas, but none of it replaces honesty about what you’re actually selling.

Buyers can forgive outdated. They can forgive projects. What’s much harder to recover from is lost trust.

In real estate, credibility will take you a lot further than a fresh coat of paint.

If you’re thinking about selling, start with the things buyers notice before you spend money on major updates.

Clean windows, a polished entry, spotless baseboards and vents, less clutter, and a serviced HVAC system can say a lot about how a home has been maintained.

Because buyers aren’t just looking at what your home has. They’re looking for signs of what may have been neglected.

And that’s part of the value of a great listing agent: seeing those details before the first buyer ever walks through the door.

Mount the rod higher than you think, and let those panels actually reach the floor.

The first thing you should do after buying a house? It’s probably not pick paint colors.

Change the locks. Deep clean while it’s empty. Get a baseline on your HVAC. Learn where every shut-off and control lives. And before you start knocking down walls… actually live in the house.

That last one can save you from some very expensive regrets.

Your new house will tell you what it needs—you just have to give it a little time.

After walking through luxury kitchens every day, these are the design choices I’d actually make in my own.

Drawers instead of lower cabinets. Slab backsplashes. A real beverage station. Under-cabinet lighting. Panel-ready appliances. And yes—I’m fighting for that window over the kitchen sink.

Because the best kitchens aren’t necessarily the ones with the biggest budgets. They’re the ones where every decision makes the space more beautiful and easier to live in.

Intentional always beats expensive.
