This well spotted yesterday at a vacant home headed to foreclosure auction later next month - well and septic are two of the more costly things to address, so do what you can to investigate both before the auction, this way your high bid amount allows for repairs, so you're avoiding over-bidding! 🕵🏻🏡💰😊

Notice some of these upcoming NH auctions are designated as "Active (P)" on our site. This means it's headed to a bank foreclosure auction, but it's already been postponed at least once...... the upside to this is, they don't get publicly re-noticed in the papers when they get postponed, so perhaps less competition for you at the auction. The downside is, when an auction has been postponed at least once, it's usually indicative that the owner is trying to keep their home (often by a loan workout or bankruptcy), so a greater likelihood of another postponement or even cancellation in the days prior to the auction. We feel it's important for our subscribers to have this intel when tracking auctions in their area. 🏴‍☠️🕵🏻🏡😊

A couple of indications that a bank has deemed a property is vacant: notice on the door from a property preservation company and a lockbox holding the key to a new handle they just installed. Just because a bank has deemed it as such, doesn't necessarily mean it IS vacant - the owner or sometimes squatters can sometimes move back in........ 👀

If you're standing in the basement of a potential flip and it also has a crawl space, make a point of shining your flashlight and looking in there, to see how things are with the insulation, structure overhead, wiring and v***r barrier etc. Anything else to check on when it comes to crawl spaces? 🕵🏻🏡
