While working for Pulte Homes, Christina achieved over $65 million in personal sales volume including the grand opening of a record breaking start up community in Mundelein. In 2006, she received the Diamond Award for achieving over $25 million dollars in sales volume in a single year from the National Association of Homebuilders. In 2009, Christina focused her efforts on assisting buyers and sellers in the city of Chicago and has built over a decade of career accomplishments as a Real Estate Broker. I see this happen more than people realize. A buyer comes in with the strongest number and still loses. And it's not bad luck — it's strategy.

Here's what winning offers have in common:

✅ The buyer is pre-approved with a local lender that the seller's agent already knows and trusts. In a competitive situation, that matters more than most people realize.

✅ The offer is clean. No unnecessary contingencies, no asks that make the seller nervous. Every extra line in a contract is a potential reason to say no.

✅ The closing timeline works for the seller — not just the buyer. Sometimes they need to close fast. Sometimes they need 60 days. The winning buyer asks first and then delivers.

✅ They don't lowball and counter up. They come in with their best number and make it easy to say yes.

The highest offer wins when everything else is equal. But everything else is rarely equal.

If you've noticed fewer Chicago listings on Zillow lately, here's why.
This week, our local MLS (MRED) made the decision to remove Zillow's access to Chicagoland listing data — a direct response to Zillow's recent policies limiting seller choice and pre-marketing strategies.

This matters because sellers should control how their homes are marketed. Not tech companies.

The research is clear — strategic pre-marketing can help homes sell faster and for more money. And the good news is, your home still receives broad exposure through the MLS, Realtor.com, Redfin, Homes.com, brokerage websites, targeted social media, and direct agent networks.

My approach hasn't changed. Every client gets a customized marketing strategy built to maximize exposure, attract qualified buyers, and deliver the strongest results possible.

These are the upgrades that matter ⬇️

Not the ones that just look pretty on Instagram. The ones that buyers notice, inspectors flag, and appraisers value.

1) Your front door.
Color, hardware, and all. First impressions are doing a lot of work before anyone steps inside.

2) Hardwood floors or quality LVP throughout.
Carpet in main living areas is one of the first things buyers mentally subtract from their offer.

3) Kitchen updates that aren't a full renovation.
New hardware, updated countertops, and under-cabinet lighting move the needle without the price tag.

4) Neutral paint throughout.
Buyers need to see themselves in the space. Your bold accent wall is not helping them do that.

5)Landscaping.
Curb appeal accounts for more of your first impression than most sellers ever realize.

Your home is one of your biggest assets. Treat it like one.
