LOWER MORTGAGE RATES ALERT!

We are full of exciting news this week!

In anticipation of the FHFA raising the confirming loan limit for 2025; Proper Rate is raising our confirming loan limit to $802,650 starting with new locks on September 24th. (Up from $766,550).

And, now here is a note from Proper Rate President, Chris Knapp, on the Fed lowering rates by 50 basis points.

The Market Pivot and The Road Ahead…

As we all know by now, the Fed Funds Rate was cut by 50bps on 9/18/2024. A great start to a change in the cycle. Futures markets are still pricing in one to two additional FED cuts between now and the end of the year. As a result of these future expectations, the mortgage market has enjoyed lower rates over the past few months. The immediate impact following the cut has been a jolt to the stock market and no material effect on mortgage rates (yet). As time progresses, we should see some gradual downward pressure on rates as we expect that the FED will continue to cut in to 2025. The goal is to maintain strength in the labor market while inflation continues to go lower. With lower mortgage rates, payments become more affordable for buyers as well as those that can benefit from refinancing.
