Finding the right home in Montgomery County has very little to do with luck. 🍀

The buyers I’m able to help the most are usually the ones who tell me the real stuff early.

Not just how many bedrooms they want or what neighborhoods they’re considering.

I want to know what you’re actually comfortable spending. What makes you nervous about buying. What you really want in your next home, even if you think it might be unrealistic. And just as importantly, what you absolutely do not want to compromise on.

Because my job isn’t simply to find you a house.

It’s to help you figure out which house, which neighborhood, and which financial decision actually make sense for your life.

Being a REALTOR® can look pretty easy when everything goes according to plan.
But that’s not really when you need a great agent.

It’s when the appraisal comes in low. The inspection gets messy. A buyer gets nervous. Or something completely unexpected pops up and suddenly the deal feels very different than it did 24 hours ago. 👀

That’s when my job becomes a whole lot more than checking boxes and managing deadlines.

My job is to help you understand what’s actually happening, talk through your options, figure out the best next move, and keep the transaction moving forward without adding more stress to an already stressful situation.

Of course I love a smooth transaction. Who doesn’t?

But after 13 years in real estate, I know the real value of having the right agent isn’t when everything is easy.

It’s when it isn’t.

**Selling “as is” doesn’t mean selling “as it sits.”** 👀

You can absolutely sell your home as is.

But skipping repairs after you’re under contract and skipping preparation before you hit the market are two very different things.

Clean. Decluttered. Well cared for. Well presented.

Those things still matter to buyers, and they can absolutely show up in your offers.

**As is and as presented are NOT the same thing.**

And that difference can impact your bottom line.

A house sat 150 days on the market in Gaithersburg. My buyer wanted to offer $60K under asking.

Would I write it? Absolutely.

My job isn't to decide what offer someone makes. My job is to lay out what could happen next.

The seller can do one of 4 things: Accept. Counter. Reject. Or radio silence.

None of those change whether I submit the offer.

A few years back during the frenzy, I had a buyer come in $35K under asking on a Kensington home. I wrote it a little hesitantly, honestly. Told them I thought the seller would counter.

The seller accepted. Turns out their own agent had already told them the price was too high.

We never really know a seller's motivation. Maybe they've already bought elsewhere. Maybe they're done carrying two mortgages. Maybe it's just time.

If you don't ask, the answer is always no.

These women. ❤️

This isn't even our whole accountability group, but I love this photo because it captures a small piece of something that's become one of the greatest gifts in my life.

A little over two years ago, Dana (front and center with the red hair ❤️) scribbled a few names on a notepad during a Girls With Grit conference. Somehow my name ended up on that list.

I still don't know why.

These women are all incredible business owners in their own markets, but what we've built together has become so much bigger than business.

Every week we spend an hour together on Zoom. Sometimes we're talking strategy, solving problems, and celebrating wins. Other weeks someone is crying, someone is scared, someone is carrying something heavy, and the rest of us simply show up.

We've walked through business challenges, family struggles, disappointments, celebrations, and milestones together. They know things about my life that very few people here at home know.

I've never really considered myself a "girls' girl." As I've gotten older, my circle has become much smaller, and I've realized that's not a bad thing. The people closest to the center of your life are the ones who know the real you...the good, the messy, the victories, and the struggles.

These women are in that circle.

Real estate can be an incredibly rewarding career, but it can also be lonely, stressful, and emotionally exhausting. Having people who will celebrate you, challenge you, tell you the truth, pray for you, laugh with you, and love you anyway is something I never take for granted.

Looking back, I truly believe God knew exactly what He was doing when He brought us together.

I honestly can't imagine these last two years without them.
