Long overdue summer dump. Two coasts, college campuses, one very full camera roll. From cape cod to visit Brian’s parents (our annual tradition), to our 21st wedding anniversary, first trip to Martha’s Vineyard with friends of 20 years, classic spirit games with the girls, and a West Coast college tour through Occidental, OSC, UCSB, and Pitzer!

Interest rates are hovering just above 7% , anyone considering moving is asking should you buy right now?

The reality is interest rates are a piece of the puzzle and not the whole picture. Maybe you’ve outgrown your home, or alternatively the upkeep and maintenance have become overwhelming. A higher interest rate for an improvement in your quality of life may be the right decision.

Yes, interest rate conditions can improve for a lower rate, or they can go even higher in a few months. The good news is that a lower interest rate can mean you refinance when the market shifts to your favor if you buy now.

Feds raised rates but what does that mean for the real estate market?

A federal rate increase pushes borrowing costs higher, which will keep mortgage rates elevated. Right now they are hovering around 7% which can make fixed rate mortgages more expensive per month, lowering buying power for some clients.

If you’re buying, this can mean less competition on your dream home and the ability to negotiate better terms with the seller.

If you’re selling, now is the time for excellent positioning because we are facing less demand in the market. Pricing needs to be perfect along with seller concessions like rate buy-downs to encourage hesitant buyers.
