The highest number isn’t always the best outcome.

We’ve seen people choose a lower offer because it meant no repairs, no showings, and a close date they could actually plan around.

And for them that was the right call.

We’ve also talked to people and told them to go list the house instead. Because that’s what made sense for where they were at.

Zillow is pulling numbers based on homes that are updated, move-in ready, and listed on the open market.
Most of the houses we look at aren’t in that condition. And that’s not a criticism – it’s just reality.
When we put together a cash offer we’re accounting for the repairs the house needs, the time it takes to get it there, and the risk we’re taking on by buying it as-is.
So the number looks different. Not because anyone’s trying to pull something. Just because the situation is different.

Sometimes we help someone think it through and they end up listing with a realtor. Sometimes we connect them with an attorney who needs to get involved first. Sometimes we buy the house.
But we always start in the same place.
