Usually it isn’t over. The clock is real, and it’s less time than you’d want, but there’s almost always more room on it than people think. It only helps you if you move while it’s still there.
The house is never the thing they’re actually worried about. It needs work, it always needs work, and they’re embarrassed about it before we’re even through the door. That has never once changed our number. As-is means as-is.
What’s actually keeping them up is smaller and bigger than the house. It’s where am I going to live next.

There’s a fear that the second you call a company like ours, you’re on the hook. That every call after is someone leaning on you to decide.

We do check in. Regularly. That’s not the same as pressure. A check-in is us making sure you’re okay and letting you know we’re still here when you’re ready. Pressure is trying to move your timeline for our benefit. We don’t do the second one.

Some folks are ready in a week. Some take most of a year. Both are fine. When you get there, you call, and we pick up the annoying part. The payoff, the title work, the back-and-forth with your lender. You shouldn’t have to chase that.

When we asked what he would have to figure out first if he sold, he did not say money. He said a place for his wife to live.

They were a couple staring down a foreclosure deadline, trying to get out from under the house before the summer ran out. In a spot like that, you do not need a sales pitch. You need a straight answer and a date you can count on.

So that is what we gave them. We worked their timeline around real life, including a morning we pushed back because his wife was stuck at a job orientation that ran long. No pressure, no guilt. Just figure out what works and show up when we said we would.

They signed before the clock ran out.

We will not pretend a cash offer is the highest number a house could ever fetch. It is not. What it is, is certain. And when there is a deadline with real consequences attached, certain is worth more than a bigger number you might not collect in time.
