More choices can make a home search exciting, but they can also make it surprisingly easy to lose focus. After touring several homes, every kitchen starts blending together and the comparison game takes over.

Instead of asking whether one home is better than the last, bring the decision back to your own priorities.

Does the location support your routine? Does the layout work for the way you live? Are the compromises things you can comfortably accept?

The goal is not to find the house with the longest list of features. It is to recognize the home that fits your life best.

I tell buyers to create a simple top three before touring. When a home checks those boxes, it deserves a closer look.

The dream home checklist is getting more practical. Beautiful finishes still catch the eye, but buyers are paying closer attention to the spaces that make daily life easier.

A room that can shift from office to guest space. Storage that actually keeps clutter under control. Outdoor areas that extend the way a home can be used. These are the features that often become more valuable after move in.

For your next home search, try separating your list into two categories:

• Features that improve everyday life
• Features that simply look good in photos

Both can matter, but knowing the difference helps you shop with more intention.

Almost every time I sit down with somebody getting ready to list, the first thing out of their mouth is that they were thinking they'd redo the kitchen first. And most of the time I tell them don't.

Take any one neighborhood around here. Same schools, houses built within about ten years of each other, four or five blocks apart. They'll sell anywhere from a hundred dollars a foot to close to two hundred, in the same year. It isn't square footage and it isn't location, it's condition. And that's worth eighty or ninety dollars a foot between the top of a street and the bottom of it.

But not every kind of condition pays the same. Paint, clearing it out, and knowing the age of your mechanicals will pay you back. A thirty or forty thousand dollar kitchen mostly won't.
