54 new listings hit the MLS this week, and another 25 came on privately. If you’re only watching the apps, you’re missing a big chunk of what’s for sale.

On the other side, 30 sellers cut their price. Fall pricing is getting more realistic, and buyers have more room to negotiate than they did this summer.

Inventory is outpacing contracts by about two and a half to one, and price reductions nearly matched contracts this week. Sellers are competing for a smaller pool of buyers than they were a year ago.

Buyers: you have more room to negotiate than the headlines suggest. Sellers: pricing accurately out of the gate is the whole ballgame.
