Carlsbad is preparing for winter weather! 🌊

The city has declared a local emergency to move quickly on stabilizing a section of the bluffs along South Carlsbad Boulevard before what’s expected to be a strong El Niño season.

It’s good to see proactive steps being taken to protect our roads, coastline, and community before the winter storms arrive.

And a good reminder for homeowners, too: El Niño is coming! Now is the time to check drainage, gutters, roofs, and anything else around your property that may need attention before the rain starts.

Carlsbad Market Update | August 2026

🔴 Average Sales Price: $1.80M ↓ 9%
🔴 Sold Listings: 73 ↓ 12%
🔴 New Listings: 76 ↓ 22%
🔴 Avg. Days on Market: 38 days ↑ 5%

August was a quieter month in Carlsbad, with fewer homes coming to market and fewer sales overall.

That 9% dip in average sales price may catch your eye, but it doesn’t necessarily mean home values dropped 9%.

With fewer sales—especially at the higher end—the average can shift quickly from month to month.

The bigger story? Inventory. New listings were down 22% compared to the 3-month average, which means sellers aren’t facing a lot of competition.

Sellers: A well-priced, well-presented home can still stand out. Getting the price right from the start matters.

Buyers: With less competition from other buyers, you may have more room to negotiate. Let’s talk about what that could look like.

It’s been 25 years, but we all remember exactly where we were on the morning of September 11, 2001.

Every year on the anniversary, I’m taken back to that day…the feelings, the horror. I think about the individuals and families whose lives were changed forever. I remain deeply grateful for the first responders and everyday people who ran toward danger to help others, and for our military members and allies who kept us safe.

May we never forget those we lost, and may we carry forward the compassion, courage, and unity shown in the days that followed.
