Most homeowners think that only the lender or mortgage company can foreclose on your home on GA! Not so! The HOA or COA can foreclose too if you owe more than $2,000 in fees and must file a lawsuit in court to do so. Changes are taking place to HOA legislation on GA to make it harder but not until 2027.

The County your house is located in can also foreclose for unpaid property taxes and has one of the highest priority lien rights as a government entity. Usually if you have a mortgage they pay the property taxes but if you don’t, you want to keep up with this. Especially for heir property after someone passes.
